Job Description

Gables Residential is currently hiring for a Vice President to join our Investment/Development team. This position may be based in Dallas, Houston or Austin.
Investment Goals
  • In collaboration with CIO establish multi-year regional investment plan
  • Achieve investment goals for acquisitions, dispositions and new developments as defined in the prior year’s strategic review.
  • Source pipeline of multifamily development projects in alignment with investment goals
  • Source multifamily acquisitions in alignment with investment goals
  • Manage to regional profit & loss
  • Manage acquisition and development budgets and schedules in accordance with the approved Deal Summary, Gables Policies and Procedures, and expectations of the company.
Market Knowledge, Research & Investment Execution
  • Effectively identify, evaluate and manage risk including:
    • Development
    • Construction
    • Market
    • Budget and Schedule
    • Contractual / Legal
    • Operational
  • Exhibit local market expertise.  Gables expects the Regional VP to be the authority on location and product, supply and demand, as well as develop and foster relationships with the real estate community, local consultants, city staff, and city government.
  • Execute micro market investment strategy.
  • Conduct feasibility analysis for new projects including market, financial, entitlement and design issues.
  • Establish business plan for each acquisition or development project and ensure business plan is executed within its investment parameters
  • Execute on all approvals and permitting for projects, working with the Civil Engineer, Architect and Legal Counsel.
  • Oversee design and construction in collaboration with Gable’s team, including architecture and related disciplines, land planning, landscape architecture, civil and structural engineering.  Oversee design process from concept development through construction drawings and manage through the construction period.
  • Collaborate with Operations and Marketing to develop product and operational strategy and oversee implementation through stabilization.
  • Collaborate with Clarion Partners peer groups in acquisitions and research in developing investment strategy

Reporting & Communications
  • Provides thorough communication with Gables Associates regarding current activities and major decisions
  • Work effectively with other Gables divisions (i.e. Finance, Accounting, Operations)
  • Keep senior management, operations and development team appropriately informed on project status from concept through stabilization utilizing:
    • Weekly Operations meetings
    • Monthly Production Meetings
    • Monthly Investment Summary and Pursuit Reports
    • Investment Committee
    • Bi-annual Strategic Review
  • Oversee financial and accounting functions for the project, including oversight of all project budgets, reviewing and signing periodic bank/equity draws, reviewing and approving all invoices for projects and coordinating with corporate-level finance and accounting areas on the generation of periodic financial statements and bank packages.
  • Stay abreast of market trends with regards to product design, product features, demographics, and competitors’ activities, to include maintaining a database of information relating to submarket development/construction pipeline data.
  • Solicit proposals and negotiate contracts with Sellers, Lenders and 3rd party vendors.
  • Treat Gables’ Design Standards and Lessons Learned as open documents.  Utilize documents as part of the design process to avoid making repeat mistakes and actively participate in updating these documents.
  • Fully disclose risks in Deal Summary and as new information dictates.
  • Resolve rent, expense and product issues with management in early stages of due diligence.
  • Visit all Gables assets in your local markets on a frequent basis.
  • Get to know all associates in your respective region, including on-site Property Management personnel.
QUALIFICATIONS:

Education                 
A 4-year undergraduate degree in a real estate related major, Master of Business Administration or Master of Science in Real Estate Development degree preferred.

Experience                
Seven years of ground up multifamily development experience is required, sourced a pipeline of multifamily development projects, successfully executed multiple development projects cradle to grave, and experience in multifamily acquisitions.

Attendance                 
This position is exempt from overtime.  The job is scheduled for a
typical 40-hour workweek, however, demands can be great and the associate should expect to work significantly more hours. Travel demands for this position may be high at times.
