Property Accountant
Local Fairfield County based Real Easte Development Company is seeking a JR accounting analyst.  Working under the CFO you will assist with the general accounting related to property operations, project management, construction and development of investment real estate. This is a wonderful opportunity to be exposed to and learn all aspects of the real estate business. Job Responsibilities: 
·         Responsible for all accounting functions for a select number of operating and/or development projects including preparation of budgets, draw requests and lease administration
·         Responsible for the transition of projects into the project accounting system and the associated close-out of the system
  • Responsible for all aspects of Accounts Receivable including: Maintaining appropriate base rent, CAM, tax, insurance, and other lease obligations
  • Preparing monthly tenant rent statements and property rent rolls
  • Recording monthly deposits (rents, TI, etc.)
  • Performing year end tenant rent reconciliations
  • Responsible for all aspects of Accounts Payable including: Recording all invoices and processing of payments to vendors
  • Performing monthly bank reconciliations
  • Performing wire transfers (vendor payments)
  • Preparation and maintenance of vendor W-9s and 1099’s including year-end reporting to the IRS
  • Preparation of monthly loan interest statements, monthly loan reporting packages and quarterly loan servicing invoices
·         Responsible for preparing company cash flow projections, reforecasts of financial results, and rent settlement reconciliations
·         Responsible for providing financial support for project acquisitions, refinancings and/or sales. 
General Qualifications 
  • Candidate will have a BA or graduate degree in accounting, finance or real estate and 1-2 years of related experience.  In Lieu of a degree, 3-5 years of accounting experience in real estate related activities such as property management is acceptable.
  • Understanding of real estate fundamentals.
  • Demonstrated understanding of Excel
  • Effective written and oral communication skills.
  • Ability to multitask and work under pressure to meet deadlines.
  • A heightened attention to detail – must be meticulous and consistently accurate.
  • Proactive, diligent team player who thrives in an entrepreneurial environment
