Job Description
Our client is a U.S. subsidiary of one of the largest global diversified corporations. The parent company holds $72B of assets; their Americas business started in 1952 is the company’s second largest business unit (~ $9B). Currently, our client’s growing U.S. Real Estate platform has approximately $350M in AUM across several development deals including multifamily, industrial and long-term master-planned communities.
The U.S. Real Estate platform is managed by a newly created subsidiary based in Atlanta. The platform invests in the development of multifamily apartments, master planned residential communities, industrial warehouse and logistics facilities and other strategic opportunities. As an opportunistic institutional investor with the support of the parent company’s balance sheet, this group’s mandate is to aggressively grow the portfolio and established itself as the leading limited partner for top U.S. developers.
Position Overview:
The Real Estate Investment Senior Associate/Assistant Vice President will support the Residential Vice President by performing detailed investment analysis and underwriting potential JV investments into new multifamily developments as well as asset management duties for the current portfolio. This position will also work closely with the Executive Vice President – Head of Residential.
Responsibilities:
The position will feature specific responsibilities associated with the following broad activities:
Perform detailed investment analysis and underwriting for new development opportunities
• Responsible for reviewing offering materials from potential development partners and creating financial pro forma models.
• Complete thorough due diligence and prepare Investment Committee presentation materials.
• Review Joint Venture Agreements, Construction Loan Agreements, and Construction contracts along with the in-house Legal Dept.
• Gather, monitor, and evaluate multifamily apartment and single-family housing market conditions in the U.S. and the markets we operate.
• Responsible for managing, maintaining, and continuously improving financial models and databases used in the analysis and planning process.
Assist in asset management of existing portfolio
• Review construction draw requests and monitor construction progress.
• Evaluate monthly operating statements and financial statements and variances provided by third party property management firms.
• Participate in regular leasing and construction update calls with on-site and regional property management teams.
• Analyze annual property budgets and assist in preparing our internal annual budget.
• Monitor our internal accounting monthly reporting and assist with audits as needed.
Communication: Maintain Market Relationships & Communicate Internally
• Develop & maintain relationships with developers, potential JV partners, brokers, owners, investment banks, lenders, consultants, investors, property managers, etc.
• Promote a positive attitude and working environment among all fellow employees
• The ideal candidate for this role will have significant recent experience in real estate investment analysis, asset management, and development.
Qualifications:
• Compensation and title will be commensurate with the candidate’s experience.
• Possess a strong analytical skill set and have demonstrated experience performing investment analysis and participating in making investments.
• Minimum 5 years of extensive knowledge of the multifamily apartment development business or 7-10 years in the real estate investment industry
• Advanced Microsoft applications experience (Excel, Word, PowerPoint, etc.).
• Excellent interpersonal skills.
