Job Description
LBX is a well-established and rapidly growing strategic investor, owner and operator of neighborhood and community shopping centers and multifamily properties throughout the southeast, midwest and mid-atlantic US.
The Associate's primary role will be to work closely with the Director of Asset Management as well as the leasing and property management team(s) to execute on the agreed upon strategic plan for each property under management.
This will include:
i. optimizing cash flow, and managing and minimizing risks as much as possible
ii. acting as one of the key fiduciaries for LBX's internal and external investors
iii. work to maximize returns and minimize losses on all of LBX's asset and investments
We are seeking an intelligent, motivated, financially capable, and detail-oriented individual to work full-time in our Atlanta office. This candidate must be a strategically minded individual with strong interpersonal and quantitative skills. The position will be servicing a multi-state portfolio across the US. Significant travel is required, occasionally overnight.
Key Job Duties and Responsibilities:
· Assist in the development of short term and long term strategic and asset management plans for each property in LBX's current portfolio including leasing, finance, capital programs and the ultimate disposition of each asset.
· Help draft and develop short term and long-term strategic plans for each property in LBX's acquisition pipeline.
· Work directly with the Director of Asset Management to execute on the strategic plan and individual strategic initiatives for each property in the portfolio.
· Assist the property management and leasing teams to complete annual budgets and reforecasts as needed for each property in the portfolio
· Work with property management to help reduce operating costs at each property.
· Assisting with the execution on any construction and development of existing assets in the portfolio
· Work with accounting to review all financial reporting on each property in the portfolio to ensure accuracy and consistency
· Work with property management to assess capital needs at each property
· Monitor overall performance of assigned assets against established goals and benchmarks
· Stay abreast of market trends, data, and patterns to help assist the acquisitions team
· Work collaboratively with LBX's leasing, property management, investor relations and acquisitions teams to ensure LBX optimizes cash flow and value for its investors.
· Travel to property sites as needed to help execute on the property's strategic plan.
· Work with the leasing team and legal to help negotiate leases
· Work with the property management team to negotiate and execute on vendor contracts
· Develop relationships with local owners/operators/brokers to help source off market transactions.
· Assist the Acquisitions Department with underwriting potential transactions, site visits, due diligence, income statement analysis, etc.
Associate Requirements and Qualifications:
· Bachelor’s degree in business, finance, real estate or related field
· Strong financial background
· Highly computer literate and proficient in Excel
· Excellent project management skills
· Analytically and strategically minded
· Extremely organized and detail-oriented
· Adept communicator both orally and written
· Results driven
