Job Description
As a member of our Asset Management Team, this role is a high-potential individual with a desire to drive results while living our values to achieve our mission “to champion quality of life for all seniors”.
Leadership
- Partner with the Corporate Office and Operations leadership and other departments’ analysts (including FP&A, Operations, and Development) to develop and share the strategy and vision for assets in their assigned portfolio
- Visit properties and share best practices across the business, with a specific focus on improving operational results
- Work with financial analysts to drive value
Property Owner/Investor Relations
- Cultivate and maintain strong relationships with members of Property Owners’ Asset Management teams
- Review and analyze operating results. Present results to Property Owner asset management and senior executive leadership teams
- Develop and present investment opportunities for capital partner approval such as redevelopments, unit conversions, or strategic repositioning of assets
- Ensure compliance with management agreements by tracking, forecasting, and communicating results of performance tests and delivering required reporting
- Develop an understanding of the core drivers of our business, objectively analyzing performance, and explain “what is really happening” while partnering with VP to develop and execute the clear actions required to drive stronger performance
- Drive the budget and strategic business plan process for assigned portfolio of assets
- Identify and execute areas for operational improvement and other opportunities across the portfolio, while forming cross-functional teams to execute initiatives and evaluating their subsequent performance
- Partner with VP to drive core corporate processes such as strategic plans, rate setting, sales initiatives, operating model enhancements, and M&A transactions
- Proactively drive priorities and analytics related to community NOI perspective:
- Drive RevPAR across the portfolio by optimizing market room and care rates
- Ensure labor costs are managed effectively, reviewing how to optimize labor expenditures and utilization
- Benchmark other costs and ensure effective management of margins, and identify opportunities for improvement on specific assets
- Partner with operations to analyze proposed renovation/repositioning programs for aging and underperforming assets
- Understand Sunrise’s Corporate EBITDA and relationship to Community EBITDA, and assist in maximizing long-term value for both Property Owners and Sunrise Corporate
Grow Sunrise Portfolio
- Analyze potential acquisitions of new management contracts or portfolios of assets.
- Prepare and present investment underwriting and M&A models to senior Sunrise management and potential investors.
- Assist in negotiating purchase agreements and management contracts
- Assist in creating, implementing, and monitoring acquisition strategies such as up-front capex investments, labor model reductions/enhancements, and unit repricing to ensure a successful transition to Sunrise management, including acquisitions/dispositions by Property Owners
Strategy - Analysis and Execution
- Monitor key initiatives across the industry (competitors and investors), and evaluate opportunities for Sunrise, specifically presenting results to leadership
- Utilize common framework on strategy execution for various types of assets, and work with operational leadership to assess which strategies will be most effective for individual assets and subsequently monitor performance
- Develop strategy presentation materials for each asset and align individual communities’ leadership with approved strategy for the community, identify and coach individual team members on their specific responsibilities/tasks required to achieve the community’s strategy
- Undergraduate degree in finance, accounting or real estate required, with post-graduate degree preferred
- Minimum of 2-5 years of finance or asset management experience, with significant operations exposure
- Knowledge and experience in several of the following areas is strongly preferred:
- Real Estate ownership/management
- Finance and M&A
- Senior Housing
- Investor Relations
- Operations Management
- Strong communication skills, able to interact and lead both financial and operations professions, including internal and external teams
- Ability to simultaneously work on multiple key business workstreams, including M&A transactions, planning activities, pricing and reporting, while reviewing results across the business
- Advanced project management skills in planning, coordinating, prioritizing, and solving complex problems
- Entrepreneurial – taking a high degree of ownership over our assets and driving stronger investment returns across our platform for our Ownership and Property Owners
- Collaborative and influential business partner with Operational, Financial, and Investment leadership across the company, and a team player who can collaborate across the organization
- Advanced analytics skills that identify specific actions to implement into our business
- Advanced skills in building and updating complex financial models
- Expert user of excel, with exposure to PowerBI and other planning systems strongly preferred
- Travel across North America to communities is required
