About the Role
CWS Capital Partners has a wonderful opportunity for a Head of Asset Management to be based in Austin or Dallas. The position will report directly to a Partner of the company. The purpose of this role is to drive long-term asset value for the investors through analytical, strategic, and proactive decision making across approximately 30,000 units. This individual will lead both the Asset Management and Capital Projects departments and oversee all insurance and litigation aspects of CWS Capital Partners.
Responsibilities
· Member of the senior executive team who must live out the CWS values daily
· Responsible for an in-depth understanding of the cash position of each asset across a national multifamily portfolio
· Understand market fundamentals, dynamics, and impactful legislation of each active market
· Manage, mentor, and staff the high-performing Asset Management and Capital Projects departments
· Work closely with various department heads and departments to drive optimal portfolio performance and mitigate risk
· Provide strategic guidance on revenue strategies and cash flow improvements across the portfolio
· Prepare and drive the annual business plans through the budgeting process across all assets to ensure excellent budgets are created and all various investor deadlines are met
· Determine and manage the monthly, quarterly, or semi-annual distributions
· Collaborate with Accounting to ensure that financials, cash flow projections, and distributions are accurate
· Focus on annual tax protests across the portfolio to ensure that the lowest possible amounts are negotiated on behalf of the investors
· Oversee the insurance strategy, annual renewal, and all material claims alongside the Director of Risk and Safety and the Vice President of Capital Projects
· Supervise all material lawsuits, litigation, and potential risks to the company
· Communicate regularly with institutional or majority investors
· Oversee quarterly investor communication prepared by the Asset Management and Investor Relations team
· Ensure all loan covenants, lender required repairs, and HUD inspections/requirements are met or completed
· Evaluate rate cap replacement terms before purchases are made
· Review cash flow projections regularly to make sure that reserves, rate cap assumptions, material revenue changes, and other variables are accurately forecasted
· Conduct in-depth analyses of monthly, quarterly, and annual financial performance against budget and benchmarks
· Prepare and communicate capital call needs and timing
· Coordinate regularly with Investor Relations pertaining to active and future capital calls
· Oversee retail asset management, lease terms, renewals TIs, insurance needs, and build outs
· Understand market fundamentals, dynamics, and impactful legislation of each active market
· Assist with due diligence on potential acquisitions
· Mentor and assist junior staff and others in the company to share knowledge and expertise
· Complete regular site visits as needed
Qualifications
· 7-10 years of multifamily asset management experience,
· Experience leading and managing high-performing teams
· Knowledge of legal agreements, loan documents, insurance platforms, and contracts
· Must act with integrity and a sense of ownership in all situations
· Prior experience in fast-paced environment
· Strong financial analysis and Excel modeling skills
· Bachelor's degree in real estate, finance, economics, business, or a related field preferred
· Excellent communication skills
· Ability to travel up to 30%
