Green Dock Partners (GDP) is a private real estate investment firm focused on opportunistic investing in distressed industrial real estate through creative and actionable problem solving. Our vertically integrated platform combines real estate expertise with specialized private equity liquidation of manufacturing machinery and equipment offering holistic solutions to complex situations.

Our investment thesis is predicated on our ability to take a multi-disciplinary approach to each transaction. We look at all types of industrial deals including paper mills, steel mills, pharmaceutical manufacturing, food processing, chemical manufacturing, and others finding long term residual value in the real estate from repositioning and/or redeveloping the property.

POSITION OVERVIEW
The Asset Manager is a critical role in our business as they are ultimately responsible for executing on the business plan of each asset after acquisition. We are seeking a highly motivated and enterprising individual with experience in real estate asset management, who wants to join a small, but growing team of skilled industry professionals. The ideal candidate not only has relevant experience but also an entrepreneurial spirit and shares our passion for creative problem solving.

RESPONSIBILITIES
Asset Management & Strategic Planning:
  • Develop and implement asset-level business plans including leasing strategies and capital improvements
  • Conduct regular property inspections to monitor project progress and evaluate property conditions
Financial Reporting:
  • Prepare and review monthly and quarterly asset-level financial statements, budgets, and performance reports
  • Create loan draw requests and other materials for complying with financing requirements
Leasing & Property Operations:
  • Collaborate with brokers to develop and implement leasing strategies, review lease terms, and negotiate new and renewal leases
  • Work closely with property managers to ensure efficient day-to-day operations and resolve tenant issues
Construction:
  • Oversee general contractors, architects, civil engineers, and other consultants to ensure timely completion and budget adherence of projects
  • Manage weekly construction calls and generate brief summary reports for internal team
  • Review contractor and other service pay applications and compile weekly invoice trackers for CFO
Dispositions & Strategy:
  • Support dispositions process by preparing due diligence and other asset level information
  • Maintain relationships with brokers, tenants, and industry professionals to gather market intelligence and identify new opportunities

QUALIFICATIONS
  • 2-5+ years of experience in real estate asset management or construction management, preferably in the industrial sector
  • Bachelor’s degree from a four-year college or university
  • Strong understanding of industrial real estate markets, including warehouse, distribution, manufacturing, and logistics properties
  • Motivated and detail oriented self-starter with a strong work ethic and ability to succeed in a fast-paced environment
  • Proven ability to manage multiple projects and assets simultaneously
  • Ability to articulate complex topics in a clear and concise manner to a broad cross section of people
  • Excellent negotiation, problem-solving, and organizational skills
