The Presidio Trust is seeking a Director of Commercial Asset Management in Business Division. The Presidio Trust is an innovative federal agency that stewards and shares the history, beauty, and wonder of the Presidio for everyone to enjoy forever. Reporting to the Deputy Chief Business Officer, the Director of Commercial Asset Management (Asset Manager) employs a broad range of analytical, negotiation, communication, management, organizational and interpersonal skills to manage the 2.9 million square foot commercial real estate portfolio. The Asset Manager is responsible for providing leadership and strategic direction for the portfolio, including developing and executing long-term asset management plans, setting overall financial and operational goals and reporting on progress, variances and issues to Trust leadership as well as providing oversight to the internal commercial leasing team and directing, and monitoring the activities of the third-party commercial property management company.

This is a full-time position with benefits and a starting pay range of $184,171 to $207,234, based in the San Francisco Bay Area. The starting base salary is dependent on the experience and qualifications of the candidate. Applications received by October 25, 2024 will receive first consideration.

Responsibilities
  • Develop and execute an asset management strategy that integrates with the three strategic goals of the Presidio: People – be visited and loved by all; Planet – be a model of environmental stewardship; Performance – be a model of operational excellence.

  • Prepare and manage a rolling five-year financial model and budget to optimize the financial performance of the portfolio, including operating and cash flow statements, and balance sheet. This work is performed in collaboration with the third party-property management firm and Trust Business and Finance divisions.
  • Develop annual business operating plan and budget, develop monthly cash flow projections, present monthly performance, conduct monthly capital plan oversight, and facilitate long-term preservation of capital assets, while ensuring compliance with building code, historic, and environmental regulations.
  • Leverage monthly and quarterly financial statements, develop and track key performance indicators (KPIs) and other informational systems to identify property and portfolio performance to budget and/or market benchmarks and collaborate with relevant team members to make necessary improvements.
  • Directs the Trust’s third-party commercial property management company (staff of 7), ensuring efficient day to day operations are conducted according to the portfolio’s objectives and standards and in compliance with the property management contract. Direct selection process as required.
  • Lead and collaborate with the internal leasing team to manage marketing, tenant underwriting, lease negotiations (new leases and renewals), and occupancy strategies, ensuring occupancy rates and rental revenues that meet performance targets in the annual plan.
  • Responsible for the operation, maintenance, and replacement of the assets within the portfolio pursuant to all Presidio Trust policies and procedures, adopted building codes and lease requirements.
  • Coordinate with the Director of Building Stewardship on all matters related to budgeting, design, regulatory compliance (building code, historic, environmental), scheduling, and construction of routine maintenance, unit turns and capital projects ensuring compliance with budget and schedule.
  • Conduct inspections of each property to assess operational and management performance and identify opportunities for improvement. Maintain awareness of local market trends and professional relationships in the local real estate community.
  • Develop effective working relationships with colleagues, tenants, and other key stakeholders.
  • Function with high level of ownership, accountability, independence, creativity, and urgency when warranted, in developing solutions to problems that arise.
  • Other duties as assigned.
Supervisory Responsibilities
  • Directly and indirectly supervises a team of up to four (4) full-time employees.

  • Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include providing feedback, coaching, and guiding professional development of individual staff members; planning, assigning, and directing work; appraising performance; authorizing time off; addressing complaints and resolving problems; and as needed, interviewing, hiring, and training new employees.
Required Qualifications
  • Bachelor’s degree in real estate, business, finance, urban planning, or related field.
  • Minimum of 12-15 years of experience providing asset management services to large mixed use portfolios including office, retail, event venues, athletics, food service, multifamily, and cultural properties.
  • Expertise in financial analysis, budgeting, forecasting, and understanding of financial performance metrics.
  • Proven track record of managing leasing strategies, negotiating commercial leases, and maintaining tenant relationships.
  • Experience supervising third-party property management firms.
  • Excellent leadership and interpersonal skills.
  • Excellent verbal and written communication skills.
  • Power user of Microsoft suite – Word, Excel, PowerPoint, Outlook, OneNote, Teams, SharePoint.
Desired Qualifications
  • MBA with concentration in real estate, business finance, urban planning, or related field.
  • Experience managing historic properties or properties in a campus.
  • Experience with historic building rehabilitation projects.
  • Experience with Yardi Voyager software.
