Description:
The Director of Acquisitions will play a pivotal role in the growth and success of Fairlawn. Reporting to the Chief Investment Officer and based in Chicago, this individual will lead the acquisition strategy and team, leveraging their market expertise to expand our portfolio of multi-family properties. The position is responsible for sourcing, evaluating, negotiating, and closing real estate acquisition opportunities that align with our investment strategy. The ideal candidate will have a deep understanding of the real estate market, exceptional analytical and negotiation skills, and a proven track record of successful acquisitions. While experience in real estate development is beneficial and highly valued, it is not a requirement for this role. To promote a team environment and foster strong working relationships, we require Chicago based employees to work in our Chicago loop location four days per week.

  • Manage and mentor the acquisitions team, fostering a collaborative and high-performance work environment.
  • Leverage in-depth knowledge of the real estate market to identify and pursue high-value multi-family property opportunities.
  • Identify and source potential acquisition targets that align with Fairlawn's investment strategy.
  • Conduct thorough market analysis, financial modeling, and due diligence to assess the viability and potential returns of prospective acquisitions.
  • Lead negotiations and structure deals to optimize terms and outcomes for Fairlawn.
  • Collaborate with internal teams, including finance, legal, and operations, to ensure seamless execution of transactions.
  • Build and maintain relationships with brokers, investors, and other key stakeholders to source on- and off-market opportunities and stay abreast of market trends.
  • Oversee the preparation and presentation of investment proposals to the Investment Committee and Fairlawn's investors.
  • Participate on our Senior Leadership Team, collaborating with leaders across various disciplines to address issues and drive the company's strategic priorities.
  • While not required, leverage any experience in real estate development to provide valuable insights and enhance acquisition strategies.

Requirements:
Who you are – We'd love to hear from you if you if you have the following

  • Bachelor's degree in Real Estate, Finance, Business, or a related field; an advanced degree (MBA or similar) is preferred.
  • Minimum of 7-10 years of experience in real estate acquisitions, with a focus on multi-family properties. Proven track record of successful acquisitions and development projects, particularly in value-add, student housing, and build-to-rent sectors. Experience in real estate development is beneficial and highly valued, though not required.
  • Strong analytical skills with expertise in financial modeling, market analysis, and due diligence.
  • Proficiency in using Microsoft Office Suite (Excel, PowerPoint, Word) and real estate investment software and tools including AppFolio Investment Manager.
  • Deep understanding of Midwestern real estate markets, with established local networks and relationships.
  • Demonstrated ability to lead and manage an acquisitions team, fostering a collaborative and high-performance environment.
  • Excellent project management skills, with the ability to manage multiple projects and priorities in a fast-paced environment.
  • Excellent negotiation, communication, and interpersonal skills. Ability to build and maintain relationships with brokers, investors, and other key stakeholders.
  • Demonstrate superior attention to detail, high energy, and a positive attitude.
  • High level of integrity, professionalism, and commitment to excellence.
  • Strategic thinker with the ability to align acquisition strategies with Fairlawn's overall objectives.
  • Strong presentation skills for preparing and presenting investment proposals to the Investment Committee and Fairlawn's investors.
  • Professional certifications such as Certified Commercial Investment Member (CCIM) or similar are a plus.
