Job Description

The Theodore R. Hagans Impact fund is committed to supporting emerging developers with access to mission-driven capital and capacity building with the intent on fostering long-term success through initial investment. The Senior Associate position will directly support the Director in a variety of duties and responsibilities with the primary function of evaluating and underwriting affordable homeownership development and multifamily (production and preservation) investment opportunities. The position will work with both internal HFA partners, external government agency partners, and private sector partners aligned with the mission of the Fund. This position requires an experienced, analytical, disciplined and creative candidate that can move at the speed of the transaction

ESSENTIAL DUTIES AND RESPONSIBILITIES:

· Develop and or modify existing financial models to assess and evaluate the investment viability of potential multifamily (production and preservation) investment and affordable homeownership development opportunities.

· Responsible for managing financial and supporting documentation required for the underwriting of potential multifamily (production and preservation) investment and affordable homeownership development opportunities.

· Perform project feasibility analysis on multifamily (production and preservation) investments and affordable homeownership development opportunities.

· Review and evaluate the ROM (Return on Mission), ROI and IRR of potential Fund investments.

· Evaluate the experience and capacity of potential partners and review their prior portfolio of work.

· Prepare internal and external presentations for educating and marketing the investment fund.

· Support the Director in producing and presenting the final investment proposal with a staff recommendation to the Agency Investment Committee, senior staff and the Agency's Board of Directors.

· Support the Director in negotiating and reviewing joint venture agreements and project term sheets.

· Support the Director in negotiating final terms and conditions of investment.

· Support the Director in reviewing of monthly investor reports submitted to the Fund.

· Work directly with legal counsel to prepare offering and investment documents.

· Coordinate the investment closing process and legal documents.

· Perform other duties as assigned.


KNOWLEDGE AND QUALIFICATIONS:

· Bachelor's Degree in Finance, Business, or another related field with exposure to real estate.

· Candidates either currently working towards an advanced degree in Finance, Real Estate Development, or related field or equivalent experience are encouraged to apply.

· 5+ years of experience in finance, private equity, asset management, investor relations, and/or real estate development.

· Knowledge and experience in creating models and analyzing fund structures.

· Must possess strong market research skills, project management, organizational, analytical, and math/quantitative skills.

· Ability to perform in-depth financial analysis and make strategic recommendations.

· Possess strong relationship management skills, with the ability to lead and direct stakeholders.

· Willingness to grow project management skills and apply these skills across the investment portfolio.

· Must be able to successfully and autonomously manage projects of a varied and complex nature.

· Excellent communication skills, both verbal and written, and ability to make presentations at public speaking engagements.
