Job Description
- Leadership & Management:
- Direct regional managers and site personnel to achieve company financial and business objectives by leading, managing, evaluating, and motivating team members.
- Oversee recruitment, hiring, training, and development of site personnel.
- Foster a positive team culture, promoting professional development and employee retention.
- Financial Oversight:
- Responsible for the financial performance of all assets within the portfolio.
- Monitor portfolio performance against budgets, establish metrics and benchmarks, and proactively create property-specific initiatives to enhance performance.
- Lead the preparation of annual budgets, business plans, and forecasts, collaborating with the accounting and finance team.
- Operational Strategy & Performance:
- Oversee capital projects and ensure optimal property maintenance across the portfolio.
- Present and implement strategies for increasing property value and improving financial returns.
- Optimize the use of property management software and technology to drive operational efficiency.
- Ensure compliance with company policies and procedures, regularly reviewing operational processes and data.
- Resident Experience & Satisfaction:
- Monitor resident turnover and satisfaction indicators; identify opportunities to enhance the resident experience and operational excellence.
- Implement best practices for leasing, maintenance, and overall property management to improve resident retention and satisfaction.
- Site & Regional Oversight:
- Perform frequent site visits to all properties within the portfolio, ensuring alignment with company objectives and operational standards.
- Bachelor’s degree in business, Property Management, or a related field required.
- Experience:
- 7–10 years of progressive residential property management experience, including responsibility for financial performance, operational results, and staff development.
- Experience working with institutional-quality management firms.
- Demonstrated expertise in capital project oversight and property maintenance.
- Skills & Expertise:
- Strong analytical, problem-solving, and organizational abilities.
- Exceptional leadership skills with the ability to develop relationships across the organization (site managers, community staff, corporate teams).
- Superior communication and interpersonal skills.
- Proficiency in Microsoft Office; experience with property management software such as MRI and revenue management systems highly preferred.
- Strong understanding of real estate technology platforms and online marketing, including social media.
- Other Requirements:
- Ability to manage multiple priorities, meet deadlines, and thrive in a fast-paced environment.
- A willingness to travel regularly to various properties, including out-of-state travel as required.
