Property Manager for 14th & Spring (1150 Spring Street, Atlanta, GA 30309)

Essential Duties & Responsibilities

  • Develop and submit budgets and MAP reports, ensuring a high quality of analysis, consideration for the goals of the asset and demonstrating a clear understanding of financial operational variances. 
  • Ensure tenant improvements, common area improvements, and other construction related projects are completed on time and within budget by effectively overseeing all construction projects and ensuring compliance with the construction SOP.
  • Manage vendor relationships effectively to ensure service expectations and contract obligations are met and costs are within budget and/or opportunities for expense savings are achieved.
  • Manage tenant relationships to ensure tenant retention and a high level of service including timely and complete resolution of tenant concerns, coordinating special services and requests and conducting formal and informal inspections.
  • Provide leadership and direction to and effectively manage relationships with other business groups, e.g. leasing, asset management, to ensure a high level of tenant service and achievement of company and property goals and objectives.

Essential Skills & Qualifications:

  • At least 3-5, but ideally 5-7+ years of experience managing commercial real estate including multi-tenant projects in excess of 500,000 square feet, dealing with building operations, managing service contracts, tenant retention and tenant improvements.
  • Expert working knowledge of cash and accrual accounting principles for property management in the use of budget analysis, financial statement analysis and the handling of building accounts as evidenced by 3-4 years of experience in a related function.
  • Basic understanding of Engineering and at least light constructions management experience.
  • Strong people management and team building skills.
  • Demonstrated ability to effectively address and resolve sensitive tenant and vendor issues.
  • Demonstrated record of sound judgement in all facets of people and property management. 

Ideal Experience & Credentials:

  • Experience with costs shared over multiple entities/complex billbacks a plus.
  • Experience with HOAs would be helpful. 
  • Bachelor’s degree (B.A. or B.S.) from a four-year college or university or equivalent work experience.
  • Yardi experience highly desirable.
  • C.P.M. or R.P.A. designations preferred.
  • LEED AP designation preferred.  

Salary Range:

  • $100,000 – 127,800 (Salary range is consistent with what the business reasonably expects to pay a new hire. Actual pay is subject to a number of factors, including geography, experience, education, etc., and is subject to change).
