Position Overview:

The Director, Acquisitions – East Coast will identify and drive all investments within their allocated region, discretionary fund(s)and equity joint venture investments within the business. This position will ensure adequate pipeline within territories, including off-market transactions, and underwriting to ensure outperformance against proforma. This individual will be a relationship oriented, highly productive transaction minded professional to lead the investments effort and participate in decision making alongside the senior management team. This position will report directly to the company’s Co-Chief Investment Officer. The successful candidate will be a strong visionary with proven leadership qualities and an entrepreneurial mindset. Must have Eastern U.S. real estate investments experience with a passion for sourcing and structuring complex real estate investment opportunities.
This individual must be a strategic and accomplished fiduciary investor with exposure to institutional capital strategies. The successful candidate will collaborate with executive leadership to lead and expand the platform and will assist in the leadership of various strategic investments, capital sourcing, and development efforts.

Responsibilities:
• Help to execute regional investment strategy and scale the firm’s investment capabilities responsible for sourcing core plus and value add property acquisitions, and joint venture equity development investments.
• Identify strategic opportunity for the investments team within the position’s assigned region and develop the sourcing strategy and pipeline, targeting on-market and off-market transactions that satisfy current portfolio management requirements.
• Navigate major portfolio and asset management decisions including acquisitions, dispositions, refinancings, budget and business plan approvals, and capital expenditures.
• Determine key data needed for investment decision making and client communication and work cross functionally to produce.
• Establish deal-level equity capital strategy; take the lead in formulating and implementing the company’s equity capital strategy on a deal-by-deal basis, helping to identify potential funding sources, and structuring equity deals to support the firm’s strategy.
• Identify deals for Discretionary Funds and Joint Venture LPs.
• Support the decision making of the allocation of operating funds put towards investment activity while maintaining limited overall risk to the organization.
• Tailor the portfolio of the company’s investments in order to create a desirable balance between risks and return.
• Ensure the firm is maintaining and furthering its edge as an equity investor through superior market and asset selection, vertical integration, use of technology and data, and ESG leadership.
• Develop and foster strong industry relationships with brokers and developer partners and operator partner relationships for debt and preferred equity investments, if required, and others to expand sourcing network.
• Supervise and mentor investment officers on market and property research and underwriting of potential investments.
• Assist in determining optimum leverage and securing financing for acquisitions.
• Coordinate due diligence using other specialized team members to ensure comprehensive and timely completion within the transactional timeframe and the firm’s investment process requirements.
• Ensure the proper negotiate of LOIs, term sheets, and legal documentation associated with the investment, helping to manage the firm’s outside counsel.
• Participate in the team’s success with investment financing and closing with Capital Markets.
• Support Portfolio Management with the tracking of investments post-acquisition.
• Provide high-level input into the property/investment valuation process.
• Proven ability to manage, hire and train regional acquisitions team.
• Consistently demonstrate use of tact and discretion.
• Heavy in-market, regional travel; approximately 50%+.

Job Qualifications:
• Minimum of eight (8) years of experience in commercial real estate with at least three years as a multi-market acquisitions professional in the multi-family sector.
• Undergraduate degree is required. MBA, CFA or equivalent experience and training is preferred, but not required.
• Emerging leader within the industry and established relationships within the institutional investment community.
• Proven investment acumen and track record. Ability to “go deep” into financial models and to identify and evaluate key data for investment decision making.
• Proficiency in Microsoft Suite of Products (e.g., Word, Outlook, Excel, Teams, Power Point).
• Strong interpersonal and communication skills.
• Strong problem solving and time management skills with the ability to exercise sound judgment and make decisions based on accurate and timely analyses.
• Exceptional organizational skills with the ability to pivot, reprioritize and multitask across the region (at a deal level).
• High level of integrity, dependability and can work in a discrete and confidential manner.
• Nimble, high energy team player.
