The Project Manger is responsible for the day-to-day activities of a specific hospitality inspired re-development, capital or tenant improvement, project (or more than one project), involving the coordination of professional services such as architects/development consultants, contractors, and government agencies involved in the entitlement and approval processes, or community groups involved with the project. Working collaboratively with Piedmont’s Asset Management, Property Management and Marketing departments – as well as with outside leasing teams -- the successful candidate will take leadership and ownership for the execution of assigned projects with the goal of maximizing value creation and enhancing the leasability of our Class A office properties through our PLACEmaking initiatives. May also be involved in the planning and execution of pre-opening activities.


JOB REQUIREMENTS:

  • Minimum 6 to 8 years of experience in project management within commercial office real estate or related field, hospitality experience helpful.
  • A bachelor’s degree is preferred with emphasis on construction, civil engineering, architecture, or related field.
  • Advanced knowledge of construction processes, budgeting, scheduling, and contract management.
  • Ability to organize, prioritize, and manage multiple initiatives/projects simultaneously and independently.
  • Ability to work collaboratively with various teams and stakeholders.
  • Maintain relationships with outside resources such as architects, contractors, brokers, and consultants
  • Creative and innovative problem-solver who thinks and acts like an owner.
  • Requires frequent movement and the ability to inspect all areas of the property including the roof and basement. Must be able to stand, sit, or walk for extended periods.
  • Travel 25% of the time.
 

JOB RESPONSIBILITIES:

  • Lead and manage all phases of projects on time and on budget, including planning, design, government approvals, construction, and handover
  • Develop and maintain project schedules, budgets, and work plans, ensuring adherence to milestones and financial constraints.
  • Assist in the preparation of RFPs, project cost estimates, third-party agreements, and senior management presentations.
  • Collaborate with Marketing Department to develop high quality renderings, brand concept and marketing materials.
  • Coordinate with architects, engineers, contractors, and other stakeholders to ensure project requirements are met.
  • Monitor project progress and performance, addressing issues and implementing corrective actions as needed to ensure results are aligned with the PLACEmaking objectives for our common areas.
  • Review and approve all project invoices per all policies and procedures, work with Accounting on all billing and invoicing matters
  • Manage and mitigate project risks, ensuring compliance with relevant regulations and standards.
  • Prepare and present regular project updates and reports to the supervisor and other senior stakeholders.
  • Facilitate effective communication among project team members, stakeholders, and external partners.
  • Oversee the procurement of materials, services, and subcontractors, ensuring quality and cost-effectiveness.
  • Ensure all project documentation is accurate, complete, and up-to-date
