Job Description- Property Manager
A well-established national commercial real estate company is seeking an experienced retail commercial Property Manager for a prestigious lifestyle center located in the suburbs of Chicago, Illinois. The Property Manager will be on-site on a daily basis to manage all aspects of the shopping center and the staff. This position supports and reports to the EVP/Asset Manager and Regional Manager of the company.
The successful candidate will be responsible for the overall performance of a retail shopping center which will include, but not be limited to, operations, financial reporting, marketing, and construction management while promoting positive relationships with the team, tenants, contractors and clients.
QUALIFICATIONS:
· Self-starter, detail oriented, organized and able to accomplish directives with minimal supervision.
· Bachelor’s degree preferred.
· Minimum of 7 years’ experience as a Property Manager at a commercial retail shopping center.
· Strong knowledge of lease administration, tenant relations, operating budgets, recoveries and recharges, reporting, financial and otherwise, maintenance, contracts, contractor management, tenant improvements, and capital projects is required.
· Excellent verbal and written communication skills.
· Professionalism and discretion.
· Must possess working knowledge of Microsoft Office Suite. Proficiency in Word and Excel is an absolute must.
· Valid driver’s license.
RESPONSIBILITIES:
· Serve as landlord’s representative with tenants, contractors, and clients to foster and maintain positive, professional, responsive, and cooperative relationships.
· Respond to tenant needs and resolve problems promptly in accordance with the lease.
· Regular property inspections, including evenings.
· Accurate interpretation of leases and other property documents such as REAs, etc.
· Administration of lease terms and compliance.
· Regular interactions with tenants, including tenant interviews.
· Accountable for and oversee accounts payable and receivable.
· Monitor non-recurring billings to ensure accurate and timely invoicing.
· Communicate regularly with property management and asset management, accounting, and other departments as needed and requested.
· Accurate and timely completion of weekly, monthly, quarterly and annual reporting on operations and financial as they pertain to the shopping center and as applicable.
· Preparation and completion of annual recoveries (CAM) and recharges.
· Preparation and completion of annual operating and capital improvements budget.
· Contractor management.
· Obtain bids and/or proposals from contractors and prepare contracts.
· Oversee tenant improvement and capital projects as well as tenant/landlord improvements.
· Devise, oversee and participate in shopping center’s marketing and promotions, including but not limited to events, social media, etc. Must be able to work some evenings and weekends.
· Work and communicate with both internal and third-party leasing parties to assist in property lease-up efforts.
· Available and responsible for after-hours emergency calls.
· Implement property management policies and procedures per the company’s guidelines.
· Perform other duties as assigned by EVP/Asset Manager and Regional Manager.
