Job Description
- Leasing Strategy Development: Develop and implement leasing strategies to attract and retain tenants, maximize occupancy rates, and optimize rental income.
- Tenant Relations: Build and maintain positive relationships with existing and prospective tenants, addressing their inquiries, concerns, and leasing needs promptly and professionally.
- Broker Relations: Build and maintain relationships with best-in-class third party brokers to provide new leasing for buildings throughout the portfolio. Manage listing agreements and broker selection/termination as needed in the best interest of each property. Monitor broker efforts regularly.
- Marketing and Promotion: Create and execute marketing campaigns (or engage with 3rd party brokers) to promote available spaces, leveraging various channels such as online listings, signage, and networking events.
- Lease Negotiation: Negotiate lease terms, rental rates, and concessions with prospective tenants, ensuring alignment with property owner's objectives and market conditions.
- Lease Administration: Oversee lease preparation, execution, and renewal processes, ensuring compliance with legal requirements and company policies.
- Market Analysis: Conduct market research and analysis to stay informed about industry trends, competitor activities, and market demand, guiding leasing decisions and pricing strategies.
- Budgeting and Forecasting: Assist in budget preparation and financial forecasting related to leasing activities, monitoring performance against targets and recommending adjustments as needed.
- Reporting: Routinely assist in compilation of investor and owner reporting on new tenant activity, renewals, market conditions and other leasing data that may be pertinent.
- Team Collaboration: Collaborate with asset management and other departments to ensure seamless coordination of leasing activities and property operations.
- Bachelor's degree in Business Administration, Real Estate, or related field.
- Previous experience in commercial (not residential or multi-family) real estate leasing, with a strong understanding of leasing principles, market dynamics, and legal requirements.
- Proven negotiation skills and ability to close deals effectively.
- Excellent communication, interpersonal, and customer service skills.
- Proficiency in real estate software and Microsoft Office Suite.
- Strong analytical and problem-solving abilities.
- Ability to work independently and as part of a team in a fast-paced environment.
- Certified Leasing Specialist (CLS) and/or Certified Commercial Investment Member (CCIM) preferred.
Total compensation for the Leasing Manager will be a mix of base pay plus commission/bonuses.
