Small Bay Industrial Acquisitions & Asset Management Associate
Job Description:
We are seeking a driven individual to join our team as the #2 to the founder and our first senior-level acquisitions/asset management associate. In this role, you will be instrumental as we scale our small bay Class B/C industrial portfolio from 80,000 sq. ft. to over 1 million sq. ft.
With a strong marketing funnel for off-market deals, we are currently under contract for three acquisitions. You will lead negotiations and due diligence on new opportunities and manage purchased assets through their full lifecycle—handling CapEx, lease-up, and eventual refinance or disposition.
Our vertically integrated team of 8, based in the NJ market, handles management, maintenance, and administrative operations. As we expand into 10+ additional markets, you will help establish the necessary infrastructure where needed. This role is based in NYC, with in-person work along side our founder and 1-2 days of travel per week to visit properties.

Cooper Square Acquisitions is a fast-growing, entrepreneurial real estate investment firm focused on small bay industrial opportunities. Founded in 2016, we initially capitalized on distressed single-family residential (SFR) assets in the Philadelphia metro area. Today, we wholly own and manage over 250 SFR and multifamily units, 80,000 sq. ft. of small bay industrial space, and select commercial properties.
Our current mandate is to expand to 1 million sq. ft. of small bay industrial space within the next three years. As a small, entrepreneurial company, we avoid bureaucracy, encourage new ideas, and offer opportunities for our team members to grow alongside us.
Education/Qualifications:
- 3-5 years of full-time experience in real estate investment, construction, or asset management
- B.A./B.S. in business, real estate, or construction management (other majors considered)
- Strong desire to work in an entrepreneurial environment with a proven ability to self-start
Compensation & Benefits:
- Total Compensation: $145K to $205K
