Job Description
EastBanc, Inc., a Washington, DC-based international development firm, is filling a position for a Construction/Development Associate. EastBanc specializes in developing, constructing, and tenant-servicing luxury residential, retail, and mixed-use projects and trophy/“Class A” office buildings.
The Construction/Development Associate reports to the Executive Vice President of Development and supports the successful execution of the firm’s projects in Washington, DC. The candidate will need exceptional project management skills to succeed in this role.
Specific responsibilities will include the following:
• Work directly with and report to the Executive Vice President – Development.
• Participate in all project team tasks and meetings from due diligence and acquisition through entitlements and construction.
• Develop and maintain strong working relationships with all participating parties, including government officials, neighbors, attorneys, architects, civil engineers, general contractors, and all other third-party consulting relationships associated with projects.
• Prepare and manage budgets, draws, cash flows, schedules, proformas, and investor reporting.
• Track schedules and ensure parties are prepared and informed of deadlines and deliverables.
• Work with the sales, marketing, and leasing teams as needed.
• Work with Property Management to transition completed projects.
• Any other duties as assigned.
The applicant should be a self-starter who is detail-oriented, hard-working, and always has the “big picture” in mind. They should be creative and problem-solvers passionate about real estate development. Due to the quality of EastBanc’s products, the applicant should be able to understand its target market/users/buyers/renters.
The applicant should also possess the following:
• Demonstrate the ability to successfully collaborate with and motivate multidisciplinary teams internally (acquisition/development, marketing, construction, operations) and externally (architects, engineers, general contractors, and partners).
• Strong communication skills and an ability to interact with people at a variety of responsibility levels
• Strong quantitative capabilities with an intuitive sense of development economics, construction costs, financing structures, and unit lease rates/sale prices.
• Some experience with the sales/leasing/marketing of residential/retail units/offices.
• Ability to read architectural plans and a solid working knowledge of the construction and design process. Construction site experience is a plus.
• A desire to network. Well-formed relationships in the local real estate, development, and construction fields are a plus.
• High attention to detail with exceptional judgment.
• Ability to work independently while meeting time-sensitive deadlines.
EDUCATION AND EXPERIENCE REQUIRED
• Bachelor’s degree or higher. Engineering and/or Architecture/Design related disciplines are desirable. A graduate degree with a real estate concentration is a plus.
• Minimum of two (2) years of real estate experience.
• Familiarity with the Washington, DC, area development landscape preferred.
