Job Description


JOB SUMMARY: 

The Vice President of Retail Leasing is responsible for leasing performance within the company’s retail portfolio, including leading, collaborating and managing the retail leasing strategy to achieve each property’s business plan initiatives, in coordination with the firm’s senior executives and third-party landlord brokers.

 
ESSENTIAL FUNCTIONS:
 
 
  • Support ongoing growth and development with a focus on team building, individual career growth, and succession planning.
  • Establishing budgets and forecasts, and spearheading revenue growth. 
  • Provide support to the Managing Director-Retail.
  • Conduct weekly meetings and mentor dealmakers on strategies to reach their assigned objectives.
  • Work with your team to discuss, plan and implement process improvements.
  • Research and identify new business ventures and programs designed to increase revenue and value.
  • Prepare, deliver, and present reports at Executive meetings.
  • Drive tenant outreach and networking for curated retail tenancy throughout all sectors of retail (food and beverage, health and wellness, soft goods etc.)
  • Leading new and renewal lease negotiations and corresponding financial analysis.
  • Involvement with the preparation of all leasing documentation, including but not limited to, leases, amendments, final lease submission packages.
  • Conducting property tours with potential tenants and brokers.
  • Implementation and oversight of various marketing strategies.
  • Preparing and updating marketing materials, including but not limited to, brochures, flyers, stacking plans, floor plans.
  • Working within the local brokerage community to develop tenant prospects and to accumulate pertinent market data.
  • Management of vacancy and ensuring “show ready” condition across the dedicated portfolio.
  • Professional interaction with tenants, brokers, other clients and organization’s senior management.
  • Achieve key performance metrics and goals for the Retail Leasing Team.
  • Develop deep and comprehensive market and industry understanding and competitive analysis by understanding sales, traffic trends, demographics, and historical knowledge.
  • Leverage strategic relationships and experience to sell across multiple shopping & mixed-use retail assets.
  • Attends meetings and training as required.
  • Any other duties as assigned by your supervisor which are necessary for the continued operation of the company.

 

QUALIFICATIONS

 

Education:

•             Bachelor’s degree in a related field (business, real estate, etc.) required

 

Training & Experience:  

·         10 plus years direct retail leasing, including lease or contract negotiation experience

 

Technology:

•             Proficient in Microsoft Office; specifically, Excel, Word and PowerPoint

•             Computer literate – able to prepare correspondence, access information from property management software and conduct business via e-mail and internet.

•             Experience with Yardi and Argus and other property management and analysis software is a plus

 

Licenses, Certifications & Special Requirements:

•             Real Estate salesperson’s license required (broker’s license preferred)

Travel:

Exempt
 
 Los Angeles: $200,000 – $225,000 + Discretionary Annual Bonus

 

PHYSICAL DEMANDS: 

Light work – Standing and walking occasionally for entire work shift. Sitting regularly for whole shift. Exerting up to 10 pounds of force occasionally, up to 20 or more pounds rarely, and/or negligible amount of force frequently or constantly to reach, lift, carry, push, pull, or otherwise move objects. Frequent use of computer keyboard (fingering) and computer mouse. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
