The Investment Analyst role supports the real estate investment function of Brennan Investment Group (BIG), a privately held industrial real estate investment firm which acquires, develops, and operates industrial properties in select major metropolitan markets throughout the United States. The Investment Analyst will play a critical role supporting the entire Investments platform of BIG, working directly for the Chief Investment Officer as his “right hand person” through investment evaluation, pipeline organization, financial modeling, market research, etc. The role requires meticulous organization skills, excellent analytical skills, and a strong work ethic to enhance BIG’s Investment platform, facilitating investments across BIG’s 17 regions. The Investment Analyst will also assist the CIO and CEO with special projects and corporate-level initiatives. S/he will report directly to the Chief Investment Officer, with secondary support to the Chief Executive Officer and the Capital Markets/Private Capital team.

Responsibilities:
  • Directly support the Chief Investment Officer by evaluating all investment opportunities, conducting market research, preparing financial models, and supporting the overall investment strategy of the firm. Serve as the CIO’s “right hand person”, understanding all deals and maintaining a high level of organization throughout the entire investment life cycle (from evaluating a potential investment through disposition).
  • Assist the CIO with large national portfolios and strategic, corporate-level initiatives; manage underwriting on large national transactions including both new investments and monetization events.
  • Assist the CIO on strategic evaluation of BIG’s existing portfolio in terms of seeking monetization events (i.e. refinance, recapitalization, sale)
  • Enhance BIG’s Pipeline and Investment Committee efficiency:
    • Prepare and organize executive summaries for distribution;
    • Collect, organize, and distribute pipeline materials;
    • Review underwriting from BIG’s Analysts throughout all BIG regions to ensure accuracy and that it meets BIG’s underwriting criteria.
    • Constantly seek ways to improve BIG’s tracking and efficiency
  • Enhance efficiency within the entire deal process:
    • Screen all new deals – with oversight of CIO - to determine if they warrant further pursuit.
    • Make improvements to BIG’s standardized templates including the proforma, comp tracking, market analysis, sale analysis, track record, investment memorandum documents, etc.
  • Assist Capital Markets team with reviewing underwriting and memos for securing Equity and Debt financing for new acquisitions and refinancing existing assets.
  • Collaborate with Due Diligence team to review underwriting prior to recommendation to CEO and CIO to waive due diligence/closing; run variance analyses, ensure underwriting meets BIG’s standards, and perform any other tasks ahead of closings. 
  • Review comprehensive investment memoranda, prepare market studies, prepare hold/sell analyses, and review detailed business plans for the investment committee and external stakeholders.
  • Additional responsibilities and various ad hoc projects as assigned by the CIO and CEO. 

Qualifications:
  • The ideal candidate will have a minimum of 2-4 years’ experience, including the qualifications noted below. 
  • Strong academic performance concentrating in finance, real estate, or economics: 
    • Bachelor’s degree required; BS degree with concentration in finance and/or real estate highly preferred 
    • Master’s degree in real estate, business administration, or related field highly preferred. 
  • Previous experience with a commercial real estate/private equity firm required.
    • Experience within the industrial real estate sector highly preferred
  • Exceptional quantitative and analytical skills.
  • Experience in real estate financial modeling; fluency and hands-on experience in Argus Enterprise and advanced Excel modeling skills required.
  • Solid grasp of real estate investment concepts including cap rates and NOI. 
  • Exceptional organizational skills and impeccable attention to detail. Ability to anticipate and fulfill the administrative/organizational needs for the offices of the CIO and CEO as they relate to large-scale investment portfolios, corporate-level initiatives and investment deal pipelines. 
  • Strong written and verbal communication skills.
  • Highly motivated, with ability to work both independently and as part of a team in a fast-paced environment.
  • Solid time management skills, with the ability to manage multiple projects and deadlines.
  • Strong, demonstrated work ethic, evidenced by willingness to work long hours and weekends when needed, and to work fully in-person onsite in the office alongside CIO.
