JOB SUMMARY:

The Multifamily Analyst will support Stonecutter’s multifamily real estate team in a wide range of responsibilities, with a focus on underwriting and due diligence for new acquisition and development investments. The position will play an integral role in expanding the company’s existing portfolio and brand in the Southeastern US. An overview of the Multifamily Analyst position is outlined below:

ACQUISITIONS & DEVELOPMENTS:
  • Preparing and updating financial models in Excel for prospective developments, individual property acquisitions, or multi-property portfolio opportunities. This includes modeling all key valuation assumptions, cash flows, debt assumptions, partnership waterfalls, investment return metrics, and sensitivity analyses.
  • Coordinating and analyzing due diligence information and preparing investment memos and presentations for new multifamily real estate investments including developments, pre-stabilized, stabilized, value-add, and distressed asset types.
  • Gathering and evaluating market research such as rental and sales comparable analysis, supply pipeline, economic forecasts, etc. to identify potential opportunities and/or risks, and to validate underwriting assumptions. Justifying likely market rents, growth rates, and exit cap rates based on previous and forthcoming activity in the marketplace. Identifying positive and negative supply and demand trends that will impact market conditions at the property, MSA, and macroeconomic levels.

FINANCING:
  • Work with banks and mortgage brokers to arrange construction and permanent financing.
  • Exposure to fixed and floating rate loans, rate caps, Freddie Mac and Fannie Mae, banks and debt funds.

DISPOSITIONS:
  • Assist in proforma modeling of sale candidates and evaluating exit strategies.
  • Coordinate with investment sales brokers, lenders, and third-party property management companies on asset sales.

PORTFOLIO MANAGEMENT:
  • Maintaining databases and tracking key performance indicators.
  • Analyzing and assisting with roll-up reporting of real estate taxes, insurance, distributions, and valuations.
  • Assisting with roll-up reporting at portfolio and Fund levels.
  • Preparing and assisting with Investor communications.
  • Coordinating with third-party property management companies.
  • Assisting with special projects and ad hoc requests.

IDEAL EXPERIENCE & SKILLSETS OF A SUCCESSFUL CANDIDATE:
  • Demonstrated high-level proficiency and precision in Microsoft Excel is a requirement. Excellent analytical and modeling skills, preferably including the ability to build complex formulas, model deal waterfall structures, and create macros, charts, and graphs. Other programming experience is a bonus.
  • 2+ years’ work experience in multifamily investment analysis and acquisitions is strongly preferred.
  • General knowledge of real estate finance, accounting principles, real estate financial statements and balance sheets is strongly preferred.
  • Microsoft Outlook and PowerPoint proficiency is preferred.
  • Multifamily industry software such as Yardi, RealPage, Juniper Square, and RedIQ is a bonus.
  • Dropbox proficiency is a bonus.
  • Strong independent worker who is successful in a fast-paced, loosely structured, entrepreneurial environment.
  • Meets critical deadlines.
  • Loves math, has excellent problem-solving skills, detailed, and accurate analysis.
  • Ability to communicate concisely and effectively.
  • Resourceful and proactive managing workload and professional development.
  • Undergraduate degree.

 LOCATION:
  • Work in-office in Greensboro, NC, which is a collaborative, fun, and casual culture. Desire to travel, understand, and invest in Sunbelt markets.
  • Travel across the US may be required.
