Development and Acquisitions Analyst

About the Company:

The Company is a fast-growing multifamily developer, owner, and operator.  The firm focuses primarily on the development of new multifamily communities, value-add and opportunistic apartment transactions, investing alongside various private equity and institutional partners. The firm develops new multifamily communities primarily in the Sunbelt and invests nationally in both Tier 1 coastal, as well as various Sunbelt markets.

The firm has currently 800 units of housing under construction in metro Phoenix and since its inception in 2010, the firm has invested nearly $2.0 billion in apartment transactions on behalf of its own account and its strategic joint-venture investment partners.  The firm has over 70 professionals currently split between Los Angeles and Scottsdale, its head office for development.  The Company is backed by a large international apartment company with a multi-decade history and track record of several $-billion of acquisitions and development experience, which has developed over 30,000 multifamily units in the past 65 years.

 Duties/Responsibilities:

The Development and Acquisitions Analyst will play an important role in support of the firm’s investment activities, including acquisitions, development, dispositions, asset management, capital markets, portfolio management, investor relations, reporting, and other initiatives. The successful candidate will be well-rounded, have strong analytical/financial modeling skills, an ability to create presentations, the ability interact with high-performing teams and have excellent communication skills.  Other specific aspects of the role include:

  • Development and Acquisitions Financial Analysis, Project Due Diligence, and Business Planning:
  • Utilize existing financial models and/or build new models as necessary for development and acquisition opportunities, 
  • Conduct ad hoc financial modeling and analyses in support of firm executives, acquisitions, development and asset management teams;
  • Perform property level, capital structure and partnership level financial analyses;
  • Draft and prepare detailed, concise business plans and investment memoranda, marketing materials, research reports and administrative summaries for internal and external purposes; 
  • Assist in working with internal and external teams to prepare development budgets including: revenues, expenses, capital expenditures, construction budget and renovation plans;
  • Participate and support due diligence efforts for new communities including: project phasing strategies, site characteristics and constraints, financing structures and strategies, third party consultant reports, review of contracts, preparation of development budgets, etc; 

Market Analysis:
  • Research and analyze data on sales, rental rates, development pipeline information, construction and development costs, acquisitions, trends, and market fundamentals, and incorporate the analysis to the financial modelling;
  • Compile and summarize market rent, land sales data, investment sales, and operating expense surveys and comparables;
  • Research local codes, laws and regulations pertaining to new development and investments;
  • Professionally interact with market participants and government agencies, as necessary;
  • Develop and maintain knowledge of real estate market conditions in target real estate markets and submarkets;
  • Cultivate and maintain broker relationships to assist in sourcing, market information, pricing data etc.;
  • Collaborate with market professionals and underwriting team with pricing guidance and valuation. 

Asset / Portfolio Management:
  • Support in the maintaining and revising of asset management business plans including periodic budgeting, forecasting, and analytics; 
  • Perform hold/sell analyses for existing portfolio of assets;
  •  Assist in providing periodic updates to investors, lenders and other stakeholders.
 
Capital Markets
  • Assist with the preparation of debt financing needs/applications;
  • Participate on calls/meetings with intermediaries, lenders and investors;
  • Support various efforts and presentations in raising debt and/or equity capital from third parties;
  • Perform periodic prospecting and research efforts regarding potential capital sources.

Other:
  • Perform special projects/analysis for the company executives, development, acquisition and asset management teams.;
  • Performs other duties as assigned. 
 
Qualifications:
  • Undergraduate degree from a top tier university; MBA or Master’s degree preferred, but not required;
  • 2-5 years of experience preferred, but not required, working in a commercial real estate capacity at a company focused on development, acquisitions, investments, asset management, advisory, operations, investment banking or brokerage;
  • Strong analytical skills with an emphasis on real estate financial valuation methodology including discounted cash flows, direct capitalization, sales comparison and replacement cost analyses, capital structuring, partnership economics;
  • Strong problem-solving skills;
  • Ability to multi-task and track multiple assignments in various stages of the real estate life cycle;
  • Excellent written, verbal and interpersonal communication and customer service skills;
  • Proficient with Microsoft Office Suite, particularly Excel, and also experienced in Power BI, Argus, Google Earth and/or ArcGIS are encouraged;
  • Ability to travel locally and domestically by plane and by land transportation;
  • Ability to sit in an office setting for at least 2 hours at a time;
  • The Position will be based in our Scottsdale, AZ office;
