POSITION SUMMARY
The Project Manager is responsible for coordinating the day-to-day tasks of the development process on multiple projects including managing the design team, securing planning entitlements and building permits, preparing pro formas and budgets, and serving as the “owner’s representative” during construction for infill residential, commercial, and institutional projects located primarily in the San Francisco Bay Area. The position involves negotiating consulting contracts, complex financial agreements, representing a project in public settings, developing financial forecasts, and coordinating schedules and budgets with award winning architects to produce innovative projects, often involving non-profits as owners, historic rehabilitation, and green building systems and materials.  Projects range in scale from $12 million to $50 million.
 
MAJOR RESPONSIBILITIES
  • Coordinate all phases of the development process on a variety of projects. 
  • Lead a development team, including architects, attorneys, engineers and contractors through the development process 
  • Create feasibility analyses of potential developments and develop financial proformas.
  • Negotiate contracts with attorneys, architects, engineers, and other professionals. 
  • Identify, evaluate, and negotiate potential partnerships with other organizations.
  • Prepare and submit financing packages to Federal, State, Local, and Private funding sources for site acquisition, predevelopment, construction, and permanent financing 
  • Apply for and obtain required government permits and approvals 
  • Represent the project before public bodies, community and neighborhood groups and financing agencies 
  • Project administration which includes but is not limited to meeting minutes, memos, documentation and file organization.
  • Perform related duties as assigned
 
QUALIFICATIONS
 
Experience
  • BA and at least five years prior experience in real estate development, architecture, and/or construction
  • Experiencing with the planning process/securing entitlements 
  • Ability to prepare financial feasibility analyses, develop proformas, conduct research, and prepare narrative reports and proposals 
  • Familiarity with standard architectural and construction practices and demonstrated ability to effectively supervise the design and construction phases
 
Skills & Abilities
  • Excellent written and oral communication skills, including demonstrated skill in making effective presentations at public forums and facilitating community group discussions. 
  • Excellent organization and time management skills
  • Ability to work in fast-moving, flexible environment.
  • Strong negotiating skills and sound political judgment. 
  • Proficient with MS Excel, Word, Outlook, Project, and Power Point in a PC environment
  • Ability to work effectively with design professionals, public officials, and community groups
  • Possess a valid Driver’s License and able to travel within the Bay Area 
 
Physical Requirements of the Job
6+ hours of sitting, walking, talking and listening. Close vision to read monitors.  5+ hours computer work per day. Also required are reaching with hands and arms, climbing or balancing, some stooping, crawling, crouching and/or kneeling for up to 3 hours per day.  Must be able to lift up to 75 pounds. Occasional lifting of up to 25 pounds is required.
