POSITION SUMMARY
The Investments Associate role supports the investment team of Second Horizon Capital (“2HC”), a privately held real estate investment impact firm that acquires challenged large-format real estate projects throughout the United States, including enclosed regional malls, lifestyle centers, and corporate office campuses. The Investments Associate will play a critical role on the Investments team, working closely with the Vice President of Investments and Managing Partners. The Investments Associate will be engaged in all aspects of 2HC’s investment process, including market research, financial analysis, due diligence, business plan formulation, and portfolio management. The Investments Associate must have demonstrated ability to create financial models, interpret financial statements, and value complex real estate assets.

KEY RESPONSIBILITIES
  • Support the evaluation of challenged large-format real estate projects, with a focus on enclosed regional shopping malls, lifestyle centers, and corporate office campuses.
  • Conduct financial modeling of potential opportunities including existing and alternative use strategies, development opportunities, and cash flow modeling.
  • Support acquisition, diligence, and portfolio management organization efforts, including acquisition pipelines, process timelines, and internal and external team updates.
  • Assist in analysis of existing asset dynamics and encumbrances including asset level agreements, lease reviews, and loan documentation reviews, among others.
  • Conduct market due diligence to develop and validate transaction assumptions and strategic plans for individual assets.
  • Contribute to preparation of investment memorandums for Managing Partners and third-party investors.
  • Work on special projects, as needed.
  • Ability to travel (~25% of the time).
QUALIFICATIONS
  • 3-6 years of experience in a real estate investing role. investment sales, investment banking, or related real estate/ finance field.
  • Advanced proficiency in Excel required; fluency in Microsoft Office 365 suite (Outlook, PowerPoint, etc.); Argus experience is preferred, but not required.
  • Experience in conducting property-level financial analysis.
  • Ability to work with a small and entrepreneurial professional staff; flexibility in supporting other team members and other functions, as needed.
  • Passionate about driving impact in communities
  • Extremely organized with meticulous attention to detail and follow-through.
  • Excellent written and verbal communications skills.
  • Must have unrestricted work authorization in the United States.
