Graham Commercial, a division of The Graham Companies, manages 4.8 million square feet of office, retail, and industrial space in Miami Lakes, FL.  The Commercial Division is looking for a numbers and systems minded professional to support the commercial real estate team.   This person will serve as the go to team member for reporting and analysis and be a key conduit between the property management and accounting teams.  The role will work closely with the management of the commercial real estate team to implement process improvements and navigate more challenging financial and systems related challenges that arise.
  • Review monthly system generated reports such as the AR aging, monthly rental report, and vacancy report for accuracy and coordinate action items as needed with the accounting and property management teams
  • Provide budgeting support to the property management time and assist management in assuring timely completion of the budget process
  • Review operating expense reconciliations prepared by accounting for accuracy, help in clearly communicating adjustments to tenants, and respond to questions regarding operating expense reconciliations as needed to ensure timely payment 
  • Prepare operating expense estimates for the leasing team for prospective deals
  • Analyze utility bills and resolve related issues (such as reconciling new meters to accounts or submitting support for refunds for leaks or incorrect billings)
  • Serve as main contact with third party submetering vendor, reconcile third party accounting to internal records, and assist with onboarding new tenants and accounts
  • Serve as commercial team specialist in Yardi reporting, tenant portal, and vendor portal.   Assist with onboarding tenants and vendors.  Implement process improvements that leverage these tools and help determine best practices.
  • Monitor tenant sales reporting and provide management insight on tenant health.   Ensure complete and accurate reporting by working with accounting and property management team.
  • Oversee the vetting processes for new tenants and tenant assignment and subleases.
  • Perform budget variance analysis on a monthly basis.  Ensure all expenses are properly categorized and necessary accounting reclasses are made.
  • Provide ad hoc analysis to management as necessary.
Experience/Skills Required
  • Bachelor's degree in accounting or business field required
  • Advanced Excel skills required
  • 5+ years of experience preferred
  • Commercial Real Estate experience preferred
  • Yardi experience preferred
  • Strong understanding of systems and willingness to learn
