SET THE COURSE 
Partner with Senior Executives and third-party brokers to develop and lead company real estate development strategy.   This position is dedicated to; sourcing new development restaurant and store opportunities and the management, oversight and organization of the real estate portfolio, lease negotiations, working with internal business partners on project execution and in-house Counsel on leasing related legal issues. 
 
BE THE ISLAND GUIDE 
  • Leads company efforts to source and evaluate new store and restaurant opportunities.
  • Conducts research to support new store and restaurant development projects, including visiting prospective sites, using internal and external data, etc.
  • Negotiates company's retail and restaurant leases.
  • Conducts financial analysis using pro forma models to analyze each projects
  • Works with senior leadership and stakeholders to accomplish development projects.
  • Leads the coordination of new development projects, including negotiating LOI’s, work letters and leases, and coordinating jurisdictional compliance requirements, landlord and tenant work, etc.
  • Tracks and manages all landlord and tenant lease obligations.
  • Performs other duties as needed to help support the overall business.

ESSENTIALS FOR LIFE IN PARADISE
 
  • BS in Business required; MBA or JD preferred.
  • Generally, 10 + years of leasing experience working with either a national retailer, REIT, property developer or real estate broker.
  • Experience negotiating retail and/or restaurant real estate leases
  • Strong financial analysis skills and understanding of lease economics
  • Experience with financial “pro-formas”
Multiple factors will vary the applicable rate of pay for this role, including an individual’s experience, knowledge, and skillset, as well as work location and available budget.

Rate Range: $140,000.00 to $200,000.00 annually
