Property Accountant is responsible for all aspects of accounting related to commercial retail real estate properties under management.  Property Accountant reports to the Property Management Controller, and will have regular interaction with property managers, asset managers, property owners, and vendors.  This individual must demonstrate an ability to work independently as well as in a team setting.  
 
Essential Duties and Responsibilities
 
·        Prepare and review monthly, quarterly and annual accrual basis financial statements, review of variance explanations for budget to actual variance
·        Perform a variety of accounting analyses
·        Reconcile monthly bank statements to the general ledger
·        Review invoices for proper data entry, account coding and approval
·        Prepare fixed asset/capital schedules, review and record depreciation/amortization 
·        Calculate accrual and other adjustments, post journal entries in connection with each period closing
·        Research and assist accounts receivable collections
·        Assist Property Managers in monthly billing and utility reconciliations
·        Assist Property Managers in the preparation and reforecasting of annual property budgets
·        Prepare annual Common Area Maintenance, Insurance and Real Estate Tax reconciliations timely and accurately
·        Prepare sales tax calculations and file sales tax returns through the Florida Department of Revenue website
·        Assist in the annual audits
·        Read and abstract leases, loan and other legal documents necessary to completing related accounting tasks
·        Review new leases and or amendments entered into MRI
·        Willingness to accept other ad hoc projects which may arise
 
Professional Skills and Experience

·        Bachelor’s Degree in accounting required
·        Preferred candidates must have at least 3 years of relevant experience in commercial property management accounting (preferably in retail)
·        MRI/Yardi experience is preferred
·        Excellent communication, follow-through and follow-up, meet commitments and deadlines
·        Solid computer skills; proficiency in Microsoft Excel required
·        Detail-oriented and results-oriented, while providing support to the team and other processes
·        Strong analytical and organizational skills with the ability to set priorities and manage multiple projects
·        Ability to effectively interface with all departments of the company in a highly professional manner
·        Adaptability to changing demands
