Job Overview: We are seeking an intelligent, motivated, detail-oriented individual to work full-time in our Atlanta office. This position will be responsible for direct oversight of all aspects of property management for a broad portfolio of high-quality shopping centers around the country. The Property Manager is tasked with working with the Company’s asset management, construction and leasing teams to help execute on various strategic initiatives at each property (development, leasing, capital expenditures, improving operations, managing receivables, tenant relations, etc), helping to manage the annual budgeting process and producing accurate operating and capital budgets for senior management, ensuring accurate billing and collection of revenue, managing property operations including oversight of all vendors and operating expenses and repairs, maintaining strong relationships and communication with tenants, vendors and other key property relations, and providing accurate and timely monthly, quarterly and annual management reports.

The position will be servicing a multi-state portfolio.  Significant travel is required, occasionally overnight.

Key Job Duties and Responsibilities:

  • Work with and communicate seamlessly with leasing teams and ownership
  • Provide a regular presence on site and act as the main point of contact for all tenants, addressing any concerns they have and building strong relationships
  • Quickly respond to tenant and property maintenance requests
  • Act as the Landlord’s representative with tenants and vendors, maintaining a positive, professional relationship with all
  • Maintain the physical asset including hiring and scheduling maintenance vendors for property work orders, bidding work, and recommending repairs/improvements to ownership
  • Coordinate the ordering of maintenance requests and monitor the performance of contract services, following up to insure timely completion
  • Oversee property/tenant improvements and major Cap X projects
  • Prepare and review monthly financial reports, annual operating budgets and CAM reconciliations
  • Manage A/P and A/R for the properties
  • Abstracts all leases and understands major clauses affecting the operation and income of the property
  • Enforcement of leases and CC&R’s
  • Coordinate new tenant move-ins and move-outs
  • Responsible for executing the on-boarding process for acquisitions of new properties
  • Collect and monitor tenant sales reports and communicates to owner and leasing agent positive or negative trends which may affect tenant’s success
  • Conducts timely site inspections/walk-throughs of properties
  • Mentors, trains, supervises and inspires staff
  • Meets deadlines set by management and ownership, working diligently to complete tasks on time
  • Responds to after hour property or tenant emergency calls
Education / Experience / Qualifications:

  • Bachelor’s degree in business, real estate, finance or related field
  • 5+ years successful property management experience
  • Meaningful construction experience
  • CPM or CSM designation desired
  • Proficient in MS Word, Excel, Outlook, and Yardi
  • Excellent project management skills
  • Extremely organized and detail-oriented
  • Adept communicator both orally and written
  • Ability to be self-motivated with the ability to work independently are essential
  • Clean valid driver’s license and insurance
