Senior Property Manager 
 
We are currently seeking a Senior Property Manager to join our rapidly growing real estate investment and management team.  The Senior Property Manager is responsible for activities required to successfully manage and supervise a Signature Class A Commercial Office Building located on Brickell Avenue.  The Senior Property Manager has front line responsibility and accountability to ensure the highest standard in property operations ensuring a superior customer / tenant experience and fiscal management.  The ideal candidate will be high energy and able to adapt in a fast paced, dynamic work environment.  
 
Position Responsibilities:
 
The Senior Property Manager must have the ability to remain calm and respond quickly to resolve problems which may arise in day-to-day operations, be resourceful and self-directed, complete multifaceted tasks under demanding conditions to accomplish desired results, be detail oriented, maintain a high level of confidentiality, and project a professional image and a positive attitude.  Working with the property management team, and other departments, the property manager is responsible for all activities required to successfully manage a signature class A office building including, but not limited to, the following:
 

-          Financial and fiscal management

-          Prepare draft of annual operating and capital budgets for the asset

-          Approve and process vendor invoices for payment

-          Review monthly financial statements paying particular attention to income and expense variances

-          Assist with the preparation of proper accruals, both monthly and at year end

-          Prepare monthly property reports

-          Prepare first draft of annual operating expense estimates and reconciliations

-          Monitor receivables reports on a regular basis throughout the month and assure tenant compliance with all lease provisions

-          Direct on-site team and outside vendors with building maintenance and capital improvements

-          Assume overall responsibility for the portfolio’s physical plant [interior and exterior]

-          Conducting monthly building and vacancy walk throughs

-          Monitor the Service Request System ensuring the timely dispatch and completion of tenant service requests

-          Prepare, update and review regularly the preventative maintenance schedules for the asset

-          Obtain proposals from third parties to perform all required work and submit recommendations to senior management for approval

-          Assist senior management with forecasting the capital needs to determine future investment requirements

-          Review life expectancy reports and recommend appropriate adjustments to senior management when needed

-          Tenant relations and development

-          Respond to tenant phone calls and emails in a timely manner and assist with problem resolution.  Follow up with tenants to ascertain tenant’s satisfaction with work performed

-          Assist leasing in the coordination of tenants moving into the building.  Coordinate distribution of the tenant manual and the return of necessary forms from same.

-          Assist in construction management as needed including coordination of building access for contractors, operational input and feedback, and punch list walk throughs

-          Prepare or review building continuity plans.  Conduct emergency procedure training and drills with tenants as required

Qualifications:
 
Education:
  • Bachelor’s degree preferred; professional real estate designations (CCIM, SIOR, CPM, RPA.) a plus. 

Experience:   
  • Minimum 10+ years of Property Management in Commercial Office Building or related experience

Skills & Knowledge:   
  • Excellent verbal and written communication skills
  • Ability to analyze problems, develop and support solutions
  • Ability to interact with all levels of personnel
  • Ability to work independently at times in a high stress environment
  • Computer and internet literate with knowledge of Excel and Microsoft word
  • Detail oriented, highly organized and familiarization with property management software
  •  Excellent leadership skills
