Based in Charlotte, North Carolina, Canvas Residential Partners (the “Firm”, formerly known as Collett Capital’s residential investment platform) is a real estate private equity company with over $500 million in assets under management.  The Firm is focused on acquiring and developing well-located, income-producing real estate assets with durable cash flows and upside potential throughout the Southeastern United States.  Through its real estate funds, the Firm acts as a sponsor, operating partner and co-investor alongside its institutional and private capital partners.  Since 2020, Canvas Residential Partners has closed on over $500 million of real estate investments totaling over 1,500+ multifamily & build-for-rent units.  In addition, the Firm currently has over 1,000 units in the development pipeline.

About the Position

Canvas Residential Partners is seeking a Multifamily & Build-For-Rent Asset Management Associate (the “Associate”) to join the broader team in Charlotte, to lead asset management of the Firm’s multifamily portfolio.  The Associate will oversee third-party property management of our existing investments and be responsible for growing and streamlining the institutional investment management process.  The Associate will be an important member of the organization as they will lead a team of property-level real estate professionals who are focused on optimizing value of a regionally focused multifamily & build-for-rent portfolio and managing the execution of the business plan.  

While the Associate’s initial focus will be to master the skills associated with their role, Canvas Residential Partners hopes that a successful candidate will stay with the Firm for a longer period as this is a career track opportunity.

Responsibilities

·       Collaborate with development teams to transition from construction to operations and coordinate with third party property management and marketing firms
·       Oversee property managers to execute property-level business plans
·       Participate in the review screening of pipeline opportunities and add value via operations background and market knowledge 
·       Work with development teams to design and program new development opportunities to maximize market conditions 
·       Monitor and analyze property performance compared to budget, underwriting and overall market conditions
·       Interact with joint venture partners, lenders, and third-party service providers and help manage those relationships
·       Monitor local market fundamentals, including competitive set trends, new supply and sales comps
·       Conduct site visits to assess performance, evaluate market conditions, and establish strategic initiatives
·       Evaluate decisions regarding disposition timing and strategy and ensure cash flows are disbursed in accordance with the investment’s operating agreement
·       Maintain standardized reporting to track property and fund level performance, variances, and forecasting
·       Ensure sponsor compliance with partnership operating documents
·       Work with senior management to plan and implement strategic software integration to prepare for growth and expansion while implementing best-practices to add efficiency to Canvas Residential Partner’s processes and procedures
·       Collaborate with acquisition and development teams prior to closing to finalize business plans, partnership and loan documents
·       Perform property and portfolio valuations and return analyses

Qualifications

·       Bachelor’s degree 
·       Prior experience managing and overseeing communities in lease up 
·       One to three years of prior experience in multifamily or build-for-rent asset management or investment preffered but not required
·       Must be able to work independently and as part of a team that includes the disciplines of finance, research, acquisitions, asset management and marketing
·       Development and/or real estate cash flow modeling experience
·       Strong quantitative, communication, presentation and interpersonal skills (including proficiency in Microsoft Excel and PowerPoint)
·       Ability to efficiently handle multiple projects occurring simultaneously
·       Enthusiastic work ethic and self-motivation
