Job Description

Optimus Properties, LLC (www.optimuspropertiesllc.com), a Real Estate Investment and Property Management Company located in Century City, CA, is seeking an on-site, full-time Real Estate Acquisitions Associate to join our growing team. The role is analytically intensive, and the ability to quickly understand and distill complex information into useful takeaways is critical, as is the ability to interpret. The Associate will be assisting with feasibility studies for new investment opportunities, modeling sensitivity analysis for various scenario outcomes, financing structures and returns, supporting Optimus’ partners in decision-making. preparing investment memo materials, budgeting, as well as ad hoc asset management responsibilities.

 

Duties/Responsibilities:

  • Assist Director of Acquisitions in performing underwriting for potential new acquisitions, including researching and analyzing pro forma rents in existing and new markets
  • Facilitate and coordinate new acquisitions
  • Manage investor relationships and reporting on investor portal
  • Assist Director of Acquisitions in performing diligence for new acquisitions
  • Manage company transaction volume, return performance, and other data
  • Create and Manage budgets for Limited Partner
  • Create business plans for acquisitions
  • Own the entire underwriting process from start to finish
    • Managing due diligence process,
    • Capital expenditure process by working closely with vendors
    • Closing process (closing statement, funding amounts, accounting coordination)
  • Run pipeline meetings with the team to decide if we pursue a deal or not
  • Create investment pitch decks
  • Assist the Asset Manager Associate by answering questions on annual and monthly budgets and asset performance.
  • Post monthly and quarterly distributions on the company’s investment portal
  • Perform other duties as assigned

Required Skills/Abilities:

    • Excellent analytical, problem-solving skills, and communication skills
    • Excellent organizational skills and attention to detail
    • Strong interpersonal and customer service skills
    • Knowledge of real estate modeling and property management (required)
    • Proficient Microsoft Excel, Word, PowerPoint, Yardi, and Canva (required)
    • Must have reliable transportation

Education and Experience:

    • Bachelor’s degree in business, real estate, or related discipline (required)
    • Minimum of two years of experience as an Acquisition Associate for a small-to-mid size company (required)

Physical Requirements:

  • Prolonged periods sitting at a desk and working on a computer
  • Must be able to lift 10-15 pounds at a time
