Job Description

Job Summary: 

The Real Estate Development Manager is responsible for overseeing the development of real estate projects, from the planning and design stages through construction and completion. This can also involve identifying potential development opportunities, conducting market research, and managing certain financial aspects of a project. 

Duties and Responsibilities 

  • Manage initial due diligence and feasibility analysis for potential development opportunities 

  • Assist with underwriting efforts for development projects throughout Florida, including the verification of income, expense and development costs assumptions 

  • Maintain familiarity with the federal LIHTC program, Florida Housing Multifamily Programs, and other funding sources 

  • Prepare applications and manage the due diligence and closing processes for various funding sources 

  • Solicit proposals and manage services provided by design professionals and consultants, ensuring all plans are complete and buildable   

  • Confirm requirements and oversee the submission and receipt of all levels of governmental approvals needed for rezoning, variances, site plats, entitlements and permits 

  • Lead the negotiation of legal documents including contracts, easements, municipal agreements, and other project documentation 
  • Effectively manage design and construction personnel to ensure pro-forma development budgets, underwriting, schedules, design quality, and standards are achieved 

  • Coordinate with investors for reporting and capital installments during construction period 

  • Review monthly payment applications and draw request 

  • Other development related tasks as needed and directed by senior staff 

Qualifications 

  • Bachelor's degree 

  • 4 to 8 years of experience in all phases of multifamily development and new construction project management with a track record of prior successful projects 

  • LIHTC/affordable housing development experience preferred 

  • Highly proficient in MS Excel, Project, Word, and PowerPoint 

  • Highly driven and hard working with a strong sense of personal responsibility and ownership of work product  

  • Strong financial and analytical skills, with a passion for real estate development 

  • High level of attention to detail with strong organizational, prioritization, and time management skills
