Summary

 

The Capital Strategies & Formation (“CSF”) team at DivCore is responsible for all client relations and capital raising, including the management of existing and new institutional partnerships, and the development of new strategic capital initiatives across DivCore. The team also engages across the firm’s existing closed end funds, programmatic separate accounts, co-investments, and deal-specific capital opportunities, working closely with the Investment and Portfolio Management teams.

 

The Associate Director will be the team's execution specialist, overseeing all parts of the fundraising execution process for the firm's commingled funds, SMAs, and co-investments. The Associate Director will be responsible for managing DivCore’s marketing fulfillment process as well as driving the fund closure process. This position requires coordination with numerous stakeholders inside the firm as well as regular client involvement.

 

This role requires 5 days in office at either our San Francisco, CA headquarters, or the Firm’s Cambridge, MA or New York City, NY offices. Travel between DivCore offices is required.

Responsibilities

 

DivCore is actively seeking an Associate Director dedicated to project management and leading a focused team, including an associate and an analyst, to effectively execute fundraising initiatives. This role is centered around meticulous coordination with internal teams and involves regular client interaction with limited travel requirements.

 

The primary responsibility of this role is to lead and optimize the fundraising process, which includes the creation of pitchbooks, marketing materials, and Private Placement Memorandums (PPMs). Additionally, the Associate Director will handle responses to due diligence requests from institutional investors and consultants for both existing and new relationships. A significant part of the role involves providing day-to-day oversight, guidance, and direction to a small team, supporting the fundraising efforts led by the Director and Senior Managing Director.

 

Key responsibilities include:

 

  • Lead and manage a team comprising an associate and analyst by overseeing comprehensive fundraising roadshow schedules, monitoring timelines, and aiding the legal closing process.
  • Serve as lead liaison between prospective clients/clients and internal teams to fulfill deliverables accurately and effectively.
  • Collaborating with the marketing, fund management, and operations teams to ensure consistent messaging, positioning, and streamlined processes, as well as addressing investor inquiries.
  • Keeping the team and senior leadership informed on industry trends, competitive positioning, best practices, and emerging technologies, integrating these insights into strategic planning and initiatives.
  • Managing ad hoc projects such as fundraising strategy development, strategic presentations, and analytical support for the management team.

Qualifications

  • 7+ years of experience in U.S. capital raising or investor relations with a established track record of working with institutional relationships across North American.
  • Exhibit exceptional management capabilities, coordinating with various organizational teams and meeting deadlines while managing multiple projects simultaneously to support fundraising activities.
  • Demonstrated strong collaboration skills, evidenced by a team player mindset, with ability to manage junior members.
  • Comprehensive knowledge of U.S. real estate capital market fundamentals along with familiarity with various property sectors across North America.
  • Team-oriented, collaborative, and outcome-driven, with an unwavering commitment to exceptional client service and doing the right thing.
  • Excellent organizational skills, coupled with polished written and verbal communication skills.
  • Self-Starter and strong sense of ownership and accountability
  • Advanced proficiency with MS PowerPoint, Excel, and Word and experience / willingness to learn support software, including CRM systems and content management; Salesforce and Juniper Square
  • Willingness to travel as needed for investor meetings and industry events.

The person in this position must be able to:

  • Remain in a stationary position for 75% of the time working on a computer and attending virtual meetings.
  • Occasionally move about the office to access file cabinets, office technology, attend meetings, and travel between office locations.

 

Compensation:

  • $150,000-$180,000
