POSITION DESCRIPTION:

      Olympus Ventures LLC (“Olympus”) is a private investment company that oversees a diverse commercial real estate portfolio consisting of core, core-plus and value add industrial, office, healthcare, multi-family, and mixed-use assets. Properties are owned directly or through joint venture co-investments with qualified operating partners and are geographically dispersed nationally in primary and secondary markets.

POSITION SUMMARY:

This full-time position is responsible for maximizing the performance of the assigned portfolio of commercial assets. The position will perform a wide range of functions including but not limited to oversight of third-party service providers performing leasing and property operations, administration of leases and contracts, coordination of transactions, financial analysis, reporting of operations, hold/sell analysis, and lease analyses. The position will collaborate with other team members on the coordination of refinance / sales activities, and the execution of due diligence on new acquisitions. This position will define and recommend performance and operating strategies to senior management.

PRINCIPAL ACCOUNTABILITIES:

The primary duties and responsibilities of this position include the following:
• Asset Management
     o Create asset plans that incorporate the investment analysis and acquisition strategy with the leasing, operational, and financial components of the assets to maximize the financial performance and value of each asset.
• Monitors operations and implements actions to achieve expected returns.
• Underwrites assets to facilitate an internal decision regarding hold, sell, or refinance options on an annual basis and makes appropriate recommendations to senior management.
• Develops, recommends, and helps implement cost effective approaches for portfolio management, procedure/systems, and productivity improvements.
• Manages ongoing performance, calculations, and productivity standards for each asset in portfolio.
• Administers budgeting and forecasting, expense controls/overhead analysis and conducts periodic reviews of actual vs. budgeted financial results.
• Create and review annual financial budgets for each property with third party property managers.
• Manages relationships with various internal and external investors and performs tenant relations to ensure a stable long-term base of tenants.
• Works collaboratively with third-party property management, brokers, key tenants, and others in the real estate community.
• Establishes standards and is responsible for all new leasing, lease renewals, extensions, or leasing modifications within the portfolio.
• Develops and implements property marketing strategies and oversees leasing to ensure portfolio expectations are met.
• Conducts market research and links with strategic company asset management objectives.
• Develops and maintains relationships with the investment sales and leasing brokerage community.
• Analyzes market data and competitive properties to ensure leasing rates reflect changing market conditions.
• Assists where needed in the acquisition and disposition of assets within the portfolio.
• Provides recommendations for improving asset performance and efficiency.
• Other duties may be assigned at any time.

QUALIFICATIONS/REQUIREMENTS:

• Candidates for this position must be able to demonstrate:
• Strong finance/analytical skills and problem-solving ability. Strong working knowledge of Argus and Excel.
• Strong organizational skills with the ability to prioritize and juggle multiple projects simultaneously.
• The ability to make timely decisions supported by sound analysis, experience, and judgment.
• The ability to consistently meet internal deadlines, sometimes requiring extended work hours.
• Self-motivated and able to work independently, as well as part of a team.
• Excellent communication and interpersonal skills.
• Curiosity in anticipating future trends and assessing the impact on our business.
• Ability to develop credibility and maintain solid, professional relationships with peers and senior management as well as network with business and professional trade associates in markets as assigned.
• Required travel to visit assigned properties.

EDUCATION:

• Bachelor’s degree in real estate, accounting, finance, economics, or related field.

WORK EXPERIENCE:

• Minimum Work Experience: 5-10 years related commercial real estate experience.
• Minimum 3-5 years prior asset management experience required.
• Experience or previous knowledge in multiple markets preferred.

KNOWLEDGE, SKILLS & ABILITIES:

• Analytic Skills:
     o Ability to analyze financial statements, Argus runs and excel proformas.
• Communication Skills:
     o Must have strong organization and communication skills (both written and verbal) as the position requires significant interaction with many people.

TRAVEL & WORK ENVIRONMENT:

• Occasional travel to inspect or perform diligence on properties as well as to directly engage with 3rd party service providers will be required.
• This job is not meant to be worked remotely, although remote work may be required or approved on occasion.
