Analyst/Associate – Acquisitions & Asset Management

Position Overview:

We are seeking a highly motivated and detail-oriented Analyst/Associate to join our Acquisitions and Asset Management team. The successful candidate will play a crucial role in supporting the evaluation, acquisition, disposition, and management of commercial net lease properties. This position offers a unique opportunity to gain hands-on experience in the commercial net lease real estate industry and contribute to the growth of our company.

Responsibilities

  • Financial Modeling: Develop and maintain detailed financial models for potential transactions and existing assets, including cash flow projections and sensitivity testing.
  • Document Preparation & Abstraction: Assist with preparing letters of intent, reviewing confidentiality agreements, and other related acquisition, disposition, and asset management documents. Abstract lease documents, financial statements, and due diligence information.
  • Transaction Support: Prepare transaction summaries for the investment committee. Assist in the due diligence process for new acquisitions and dispositions, including coordinating with third-party vendors, reviewing property documents, and communicating with legal counsel. Collaboration with internal and external parties for closing activities and documentation.
  • Investment Memorandums: Prepare comprehensive investment memorandums and disposition presentations for senior management and the Board of Directors.
  • Asset Management: Monitor the performance of the existing portfolio, including credit overviews, lease restructuring analyses, tenant relations, capex budgeting, and property performance reviews.
  • Portfolio Reporting: Develop and maintain regular reports including but not limited to acquisition and disposition pipelines, leasing activity, credit watchlists, quarterly credit rating reviews, and asset management related projects.
  • Credit Underwriting: Perform credit underwriting of potential and existing tenants, assessing credit risk, financial stability, and tenant quality. Will require in-depth understanding of financial statements.
  • Market Research & Industry Analysis: Conduct thorough market and related industry research within the commercial real estate market and the industries of tenants within the portfolio.
  • Additional Ad-Hoc Tasks: Ad-hoc projects from senior management, consolidate and synthesize data from multiple sources, additional one-off tasks.

Qualifications

  • Bachelor’s degree in Real Estate, Finance, Economics, Accounting, or a related field.
  • Minimum of 2-3 years of experience in commercial real estate acquisitions and/or asset management, investment banking, private equity, or a related field.
  • Extensive knowledge of commercial real estate documents, including leases, purchase agreements, loan agreements, and due diligence reports.
  • Professional maturity and experience to interact with senior professionals within the company and externally.
  • Demonstrate strategic and creative thinking with distinguished communication skills.
  • Ability to manage several projects at once and work effectively as an individual and as part of a team.
  • Strong financial modeling (Excel required, Argus preferred), research, writing, and PowerPoint skills.
  • Action oriented and enjoys working hard; is energetic and willing to take on challenging assignments; seizes personal development opportunities.
  • Requires ability to comprehend, analyze and interpret financial information and the ability to accurately explain activity in verbal and written communications.

Compensation

Compensation will be commensurate with experience and capabilities. We offer structures that include base and bonus, as well as a full benefits package.
