This position is based at our company headquarters in Palm Beach Gardens or our regional office in Orlando. The role primarily requires in-person presence, reflecting our commitment to fostering collaboration and maintaining a hands-on approach to portfolio oversight.
Job Title:
Vice President of Asset Management
Position Summary:
As the Vice President of Asset Management, you will play a pivotal role in overseeing the performance, optimization, and strategic direction of our multifamily property portfolio. You will collaborate closely with various internal teams, external partners, and stakeholders to ensure the effective management, maximize returns, and optimize value for the organization.
Key Responsibilities:
Strategic Asset Planning:
- Develop and execute comprehensive asset management strategies aligned with approved business plans.
- Establish yourself as an expert across target markets by consistently analyzing trends, competitor activity, new supply, demographic shifts, economic indicators, and emerging opportunities to guide portfolio growth and optimization.
Financial Performance:
- Manage financial aspects of the portfolio, including budgeting, forecasting, and financial analysis for new development and existing assets.
- Collaborate with development and finance teams to ensure financial projections align with investment goals and approved business plans of each asset in the portfolio.
- Implement initiatives to optimize revenue, control expenses, and maximize overall financial performance.
- Prepare monthly reports comparing budgeted to actual operating performance, including detailed variance analyses and explanations.
Operational Oversight:
- Work closely with development and construction teams during the planning and construction phases of new multifamily communities to ensure a seamless transition from construction to lease-up.
- Implement best practices to enhance operational efficiencies.
- Provide oversight and collaborate with third-party property management teams to ensure efficient day-to-day operations while providing guidance and support for the on-site leasing teams.
- Conduct regular site visits to properties to assess property quality and operational performance.
- Continuously assess marketing and advertising channels, ensuring they are effectively implemented, optimized, and adjusted as needed.
- Participate in the interviewing and hiring process for on-site community managers.
Stakeholder Communication:
- Cultivate strong relationships with investors, partners, lenders, and other stakeholders through effective communication and reporting.
- Coordinate and actively engage in weekly calls with on-site property management teams and ownership to report on and discuss market and property performance.
- Provide regular updates on portfolio performance and overall strategies.
Risk Management and Compliance:
- Identify and assess potential risks associated with the portfolio and develop strategies to mitigate them.
- Ensure compliance with all relevant laws, regulations, and industry standards.
- Stay informed about changes in the regulatory environment and proactively address potential compliance issues.
Qualifications:
- Bachelor's degree in Business, Finance, Real Estate, or a related field.
- Proven experience in asset management within the multifamily real estate sector with a focus on new development communities from lease-up through stabilization.
- Strong financial acumen with a track record of driving exceptional financial performance.
- Proficiency in Microsoft Excel, leveraging advanced functions for comprehensive financial analysis and reporting, CoStar, RealPage, Yardi, OneSite, and Revenue Management.
- Excellent leadership and team management skills, fostering a collaborative and high-performing work environment.
- Effective communication and relationship-building skills, facilitating seamless collaboration with internal teams, stakeholders, and partners.
- Experience with workforce housing compliance and Live Local Act provisions is preferred, but not required.
