Job Description

This position will be responsible for Asset Management, Financing, and Disposition of Multifamily Assets within Swift Creek Partner’s (“SCP”) growing multifamily fund portfolio. SCP executes core, value-add and development strategies on a nationwide basis. Specific responsibilities include:

  • Proactively developing and implementing strategies to maximize asset and portfolio performance.
  • Developing and maintaining insightful local market knowledge to inform decision making.
  • Management of relationships and transactions with operating partners, lenders, property managers and leasing agents.
  • Negotiate leasing agreements, management, and service contracts for individual properties.
  • Management of the operational, financial, and legal matters of portfolio assets:
    • Development of property level business plans, including capital allocation decisions and hold/sell recommendations.
    • Preparation of Asset cash flow/performance forecasts
    • Review of monthly operating results.
    • Review of leasing and occupancy reports.
    • Review of capital requests and construction draws.
  • Assist in acquisition underwriting/due diligence and lead on-boarding process for newly acquired assets.
  • Select broker, assist in marketing, recommend buyer, and negotiate sales contract for assets targeted for disposition.
  • Periodic site visits to individual properties.
  • Prepare and present recommendations regarding major asset issues to the firm’s investment committee.
  • Assistance in the maintenance of client relationships, including preparation of and participation in certain proposals and presentations.

Position requirements:

  • Bachelor’s degree (MBA preferred but not required)
  • Minimum 5 years of experience in relevant commercial real estate asset management, development, acquisitions, dispositions, finance or equivalent.
  • Product Type Expertise – Multifamily (Required), Industrial, Retail, Office
  • The candidate must have excellent writing and presentation skills. Fluency in Argus, RedIQ, Microsoft Office.
