Job Description
- Completed bachelors/undergraduate degree in related field of study (advanced degree preferred, not essential).
- In-depth working knowledge of Microsoft Office applications, and specifically Excel for underwriting purposes.
- Seasoned relative experience, including minimum of 7-10 years of meaningful, in-depth experience underwriting, performing diligence, acquiring, and operating multifamily properties.
- Outstanding communication skills, both verbal and written, and have outstanding organizational skills.
- An extremely resourceful self-starter, able to take strong initiative, work independently and long hours when needed.
- A diligent, hard worker, capable of thriving in an intense, high-energy environment.
- Have a strong knowledge of major California markets (general knowledge of other markets also preferred).
- Ability to manage multiple priorities, work with multiple opportunities, and efficiently multi-task.
- Ability to develop and maintain relationships with brokers, owners, vendors, and associates at all levels.
- Self-motivated, resourceful and proactive, both with respect to managing workload and professional development.
- Strong understanding of investment proforma, budgets and other project material e.g. market analyses and investment summaries and other descriptions of investment opportunities.
- Highest level of personal integrity and ethical standards.
- Ability and willingness to travel frequently to target markets
- Comprehensive leadership on multifamily acquisitions, from sourcing through due diligence through closing.
- Work to develop, grow, and maintain broker, seller, bank, and deal-sourcing relationships and network.
- Market inquiries, market research, and in-depth market infiltration to source new investment opportunities.
- Detailed market analysis, including compilation of market reports, market studies, and market surveys.
- Creation of detailed pro-formas, discounted cash flows, investor waterfalls, return projections, and all necessary analysis in Excel for new potential acquisition opportunities.
- Creating and managing presentation packages for new deals and internal/external reporting.
- Manage acquisition process, including coordination of collection, analysis, and evaluation of due diligence information, reviewing 3rd party reports, shopping competition, and working with attorneys to facilitate closing.
- Interpret and understand financing structures, incl. financing, constraints, refinancing parameters, recap and debt restructuring documents, loan modifications, equity infusions, general partner docs, etc.
- Participation in management and oversight of property operations, operating analysis, management performance, including communication with lenders, agencies, owners, and financial partners.
- Participation in monthly and quarterly reporting to deal partners and firm principals.
