Job Description
As a Project Manager or Senior Project Manager at Saracen Properties, you will be responsible for assisting and delivering challenging commercial real estate development projects in the Greater Boston area. The primary responsibility will be to assist with the development and construction of a ground-up, 700,000 SF Class A industrial park in Revere, MA. Additional responsibilities may include advanced manufacturing and life science developments, ground-up and conversion multifamily developments, and owner’s representative services for select tenant fit-outs.
Responsibilities
- Develop and implement project plans, schedules, budgets, and objectives.
- Assist in the creation of monthly status reports, draw summary reports, and quarterly forecasts for investors.
- Coordinate and manage the work of consultants, contractors, and other project team members.
- Review project plans and specifications to ensure compliance with internal and external building codes and standards.
- Monitor project progress and make adjustments as necessary to ensure timely completion.
- Communicate with clients, architects, engineers, and other stakeholders to ensure project goals are met.
- Manage project budgets and ensure all costs are kept within budget. This includes assisting and coordinating with accounting staff for monthly draws and requisitions.
- Assists in the review of potential change orders and formal submission of change orders, contingency allocations, and line item reclassifications.
- Coordinate and schedule inspections and ensure all necessary permits are obtained.
- Develop and maintain project documentation, including project schedules, budgets, and change orders.
- Manage the close-out documentation and punch list processes.
Qualifications
- Bachelor’s degree in construction management, engineering, architecture, or a related field preferred
- Minimum of 4 years of experience in construction project management.
- Strong knowledge of construction techniques, materials, and equipment. Commercial construction experience, with a particular emphasis on industrial warehouses.
- Familiarity and experience with civil, utility, and geotechnical practices.
- Excellent problem-solving and decision-making skills.
- Strong project management and organizational skills.
- Ability to work well in a team environment.
- Experience with construction project management software.
