Description
The SVP/VP of Finance/Operations will be a part of development and responsible for the execution of strategic initiatives and policies driving the operations of Granite Capital Group. Areas of direct oversight to include Asset Management, Acquisitions/Dispositions, Finance, Capital Raise and Investor Relations. The individual would report to the President/CEO and will be the senior operational executive in charge of overseeing daily operations.
The ideal candidate will possess outstanding leadership skills, ability to manage a high-performance team, strategic acumen, and exceptional financial and writing capabilities. The individual will oversee the operational, financial, acquisitions, dispositions, property development and investor relations aspects of our portfolio. Responsibilities include ensuring optimal performance, strategic growth, and operations of the portfolio, as well as the development of effective communication with investors.
Key Responsibilities
- Lead and manage functions related to Asset Management, Finance, Acquisition, Dispositions, and Investor Relations. The individual should provide guidance, mentorship, and support to the team to achieve departmental goals.
- Participate in the development and implementation of our strategic plan to maximize the performance and value of the investment portfolio including financial planning, budgeting, and forecasting of our portfolio; ensuring accuracy, efficiency, and alignment with company objectives.
- Drive investor relations initiatives including communication, marketing strategy, writing investor memorandums and reports, and creating presentations to effectively engage and inform investors.
- Conduct thorough financial analysis, risk assessments, and market research to identify opportunities and mitigate potential challenges.
- Develop new investment equity sources and advisory clients.
- Review modeling and financial analysis for all new and existing projects.
- Maintain comprehensive knowledge of macro and submarket micro economic drivers, industry trends, regulatory requirements, and best practices to inform decision-making and strategy development.
- Work with our property management company directing goals and objectives for each property.
- Monitor, manage and project asset cashflow to ensure each asset is meeting its financial benchmarks.
- Review of operating and financial statements.
- Quarterly site visits to review on-site operations in coordination with other roles in the firm to assure properties are operating efficiently and meeting goals.
- Market research to optimize the revenue of the portfolio including tours of competitor assets, economic research, and more.
- New development or acquisitions:
- Organize and execute due diligence, debt, equity and closing of acquisitions.
- Review of financial and operational assumptions.
- Organize and execute the preparation of property operating budgets.
- Development and implement asset business plans.
- Onboard and interact with advisory clients.
- Market to “centers of influence” relationships to add investors and advisory clients.
- Oversee investor monthly or quarterly distributions.
Qualifications and Proven Skills
- Bachelor's degree in Finance, Business Administration, Economics, or related field; MBA, CPA or CFA preferred.
- Proven experience (20+ years) in asset management, finance, acquisitions and investor relations within the real estate industry with a focus on multifamily properties.
- Strong leadership skills with a minimum of 10+ years in a leadership role and the ability to inspire and motivate teams to achieve outstanding results.
- Commitment to integrity, transparency, and ethical conduct in all aspects of the role.
- Self-Starter that takes initiative, works well independently, and manages workload to efficiently meet strategic and operational initiatives and benchmarks.
- Exceptional analytical abilities and attention to detail, with a track record of effectively managing complex financial models and analyses.
- Excellent written and verbal communication skills, with the ability to articulate complex concepts clearly and concisely to investors through offering memorandums and regular investor communications.
- Strategic mindset with the ability to develop and execute comprehensive plans to achieve company objectives.
- Advanced proficiency in financial software and tools such as Excel.
- Ability to develop, grow and maintain investor relationships with family offices, high-net-worth individuals and institutional groups.
