Join our dynamic team as a Manager of Real Estate Development and become an essential force driving the success of a diverse range of real estate development projects in our Southeast Portfolio. Your role will involve facilitating due diligence, navigating entitlement processes, precise task tracking, efficient scheduling, and seamless communications. Primary Responsibilities Include:
- Develop and manage one and five-year budgets, assist in developing priorities and objectives, identify risks and opportunities, create, and manage work plans, consistently achieve project and financial goals.
- Assist in creating, consistently growing, and managing a portfolio of entitled properties. Conduct analyses to identify properties that are suitable and market-ready for development. Collaborate with internal stakeholders, lead market research, examine political and regulatory conditions, collect site data, conduct feasibility analyses, articulate project scenarios, gain agreement of business goals.
- Develop and recommend strategies to determine project feasibility including conducting research and reviewing data and analyses and conditions that may impact project cost or timing.
- Manage assigned projects through governmental approval of development entitlements including legislative and regulatory approval of development agreement(s), infrastructure agreement(s); and environmental permit(s).
- Maintain a deep and current understanding of markets including transaction data, rates of absorption, sales prices, trends, and segment leaders.
- Identify candidate buyers. Evaluate experience and financial capabilities, support negotiations of purchase and sale agreements, explain and support transaction economics, lead and support due diligence, manage legal counsel, administer contract requirements, manage, and close transactions.
- Represent the company with professionalism and integrity in public meetings presentations to legislative boards and stakeholder workshops.
- Manage multiple projects in various stages of feasibility, political, and regulatory processes.
- Select and manage capable technical service professionals to provide quality data and analysis, strategic counsel, and project management as needed within established budgetary guidelines and schedules.
- Develop and manage schedules for projects and execute activity within the appropriate time frames, manage the development and delivery of projects, manage various professional contractors and technical consultants.
- Maintain and promote integrity in all relationships and processes, works patiently with governmental officials, seeks win-win solutions, always works to protect and enhance Rayonier/Raydient brand reputation.
Required Qualifications
- Undergraduate or graduate level degree in Civil Engineering, Urban Planning, Regulatory Planning, Business Administration, Finance, or equivalent business experience.
- 7+ years in large scale, mixed-use residential and commercial land development project management with an emphasis on strategy, planning, entitlements, and regulatory permitting.
- A financially driven, collaborative, detail oriented, project management and execution leader; experience managing multiple complex real estate development projects simultaneously.
- Planning, civil engineering, programming, budgeting, contracting, purchasing, contract negotiation, project management, construction, and land development experience.
- Experience in scoping, cost-estimating, budgeting, scheduling, and organizing large multi-functional teams (project managers, architects, contractors, consultants, and vendors).
- Experience managing real estate transactions, knowledge of key deal points, understanding of contractual terms and conditions, successful collaborating with legal counsel.
- Must have strategic business sense and demonstrate the ability to analyze and reorganize business processes, timeline and cost schedules, and contractor relationships in order to achieve project objectives.
- Excellent verbal and presentation skills; ability to produce high quality presentations and deliver effectively and convincingly.
