Founded in 2009, Aria Development Group is a leading real estate investment and development firm specializing in high-rise residential projects located in dense urban centers along the East Coast of the United States. With a portfolio of over 25 successfully completed projects, we focus primarily on large-scale ground-up construction of rental apartments and for-sale condominiums. Our projects are in Miami, Washington DC, Nashville, Charlotte and New York City and range in size from 300 to 500 units.

Position Summary:

As a Financial Analyst, you will play a critical role in evaluating new residential development opportunities. The successful candidate will have direct experience in preparing financial models, forecasts, and investment summaries. Your primary responsibility will be to support our investments team in preparing financial analyses and related presentations.

Key Responsibilities:

  1. Financial Modeling and Forecasting
    • Prepare and maintain complex financial models in Excel to evaluate new multifamily rental and condominium development projects.
    • Conduct sensitivity analyses and scenario planning.
  2. Investment Analysis
    • Calculate and interpret key financial metrics including IRR, NPV and equity multiples.
    • Develop waterfall distribution schedules for multiple tiers of equity investors.
  3. Investment Summaries and Presentation
    • Prepare detailed Investment Summary presentations for senior management.
    • Articulate and defend your financial assumptions and findings.
  4. Market Research
    • Collect and analyze market data to inform financial assumptions.
    • Assess macroeconomic and industry-specific trends.

Required Qualifications:

  • Minimum of 2 years of experience in financial analysis within the real estate investment, private equity or development sector.
  • Mastery of Excel, specifically in building financial models for residential development.
  • Strong understanding of real estate financial metrics, including IRR and equity multiple calculations.
  • Excellent communication skills, both written and verbal.
  • Ability to work in a fast-paced environment and handle multiple projects.
