Job Description
ESSENTIAL FUNCTIONS:

- Develop and implement a portfolio strategic plan for commercial real estate that maximizes investment returns while effectively mitigating portfolio risk. Plan includes strategic planning of acquisitions with a focus on divestitures of portfolio assets.
- Oversee and manage a diverse commercial real estate portfolio of more than 25 properties (office, retail, industrial, data centers) geographically dispersed within the United States.
- Develop and implement an effective annual budget that grows revenue, reduces Ena's overall debt load, protects assets, achieves efficiencies, and manages G&A expense relative to size while simultaneously ensuring corporate goals are met.
- Research and analyze markets to understand areas of growth vs regression, forecast economic impacts to current and prospective assets.
- Develop and implement annual business plans; ensure plans are clearly communicated and managers are held accountable for goals.
- Provide employee training, mentoring, accountability, and direction, including Calista Shareholder and Descendant hire.
- Develop cash flow plan that effectively utilizes and manages portfolio debt while returning earnings distributions to Calista.
- Develop and manage an organizational team to manage and develop the real estate portfolio.
- Establish departmental policies, procedures, and performance standards; find and implement new efficiencies.
- Develop and manage relationships with external property managers engaged in property oversight and management within the portfolio.
- Liaise with the Calista Executive team to ensure alignment with organizational objectives, including Shareholder and Descendant training and hire.
- Work closely with associates to facilitate a positive teamwork environment.
- Work in collaboration with Calista's CFO to develop and maintain an effective tax strategy for the portfolio.
- Present business overviews to Calista's President/CEO and Board of Directors.
- Participate in various Calista functions on Ena's behalf.
SUPERVISORY RESPONSIBILITIES

- This position oversees all staff within ENA Holding, LLC and may/may not directly supervise all staff.
KNOWLEDGE, SKILLS, & ABILITIES:
-
- Proven experience successfully transacting on commercial real estate investments.
- Experience managing a diverse portfolio of commercial real estate assets with a focus on office, retail, & industrial holdings.
- Experience successfully executing profitable commercial real estate. divestitures Knowledge of and experience with commercial real estate appraisals and valuations, acquisitions, leases.
- Experience initiating, managing and monitoring debt for portfolio.
- Experience managing portfolio cash flows, including effective planning for debt maturities, portfolio purchases and property development needs.
- Significant relationship management experience including primary responsibility. for managing relationships with investment partners, investment managers and other external stakeholders.
- Experience leading successful negotiations with multiple stakeholders from multiple geographies and executing a wide range of agreements (confidentiality, purchase and sale, shareholder).
- Strong knowledge of lease administration practices and procedures, as well as relevant legal and regulatory requirements.
- Knowledge of Lease Management database software, such as MRI.
- Proficiency in standard Microsoft packages, application programs, and e-mail.
- Proficiency negotiating and executing contractual agreements including leases, purchase and sale agreements, third party property management agreements, brokerage agreements and other relevant agreements for real estate.
- Ability to work in a Native Corporation multi-business environment a plus.
MINIMUM QUALIFICATIONS:
-
- Bachelor's degree in business administration, finance, or related field.
- 10+ years commercial real estate investment, leasing, asset & property management leadership with a focus on office and industrial assets.
- 5+ years successfully managing and growing a diversified commercial real estate portfolio.
- Demonstrated ability to lead, mentor and develop commercial real estate focused support staff
- Commercial real estate certification such as CCIM, CCA or CMCP, or relevant work experience.
- Ability to pass a drug, background, reference, and credit screening.
- Ability to travel without restrictions.
- Ability to travel by commercial aircraft, single propeller plane and watercraft will be required for certain travel locations.
