Staller Associates Realty Inc. is seeking an experienced real estate Controller/CFO to join our team at our Islandia, NY headquarters. The ideal candidate will be self-motivated and have demonstrated analytical, problem solving and communication skills, a strong background in accounting and financial reporting, a strong attention to detail and the ability to work well in a fast paced, team environment. A real estate financial accounting background is required. This position reports directly to the CEO.
Key Responsibilities:
- Management of the daily functioning of the financial accounting process for a large portfolio of commercial and residential real estate properties, as well as for all related ownership and management entities.
- Provide comprehensive financial reports and updates to CEO. Manage the preparation of annual budgets and periodic reporting on income and cash flows, including variance analysis for each operating property.
- Oversight and management of year-end tax reporting and compliance, including year-end workpaper preparation, review of all tax returns and k-1 forms for operating and ownership entities, in coordination with an outside CPA firm.
- Assist in evaluating coverage and premium options for all lines of insurance coverage for operating and ownership entities, including General Liability, Umbrella, Property, Environmental Liability, Directors and Officers Liability coverage, etc. in coordination with an outside insurance consultant. Prepare/provide all required applications and required supporting documents, and ensure timely payment of all premiums. Periodically review claim activity.
- Periodic analysis and reporting on the status and collection of accounts receivable for all operating properties. Interact with tenants as necessary to ensure the most efficient and timely collection of rents.
- Cash management responsibilities, including analysis of short and long term cash requirements, and management of short term liquidity investments. Preparation of analyses of cash available/required and prepare calculations necessary for periodic distributions from both operating property entities and holding/investment companies. Review the documentation supporting all disbursements.
- Assist in the negotiation and management of service contracts as necessary.
- Coordinate with outside consultants to manage the Company Information Technology process, including maintaining system security over an internal and external network, system maintenance and manage the procurement of necessary software updates and equipment.
- Function as a key advisor/resource for CEO. Provide CEO with information and analyses to support operational and strategic decision making and business development.
- Assist CEO with special assignments and inquiries as needed.
Position Requirements:
- CPA certification, Bachelors degree in Accounting, and at least 7 years of accounting experience with a concentration in commercial real estate.
- Ability to articulate thoughts, solutions, ideas and strategies effectively in both written and verbal form.
- Self motivated, self directed and hands-on accountant as well as manager, who is detail oriented, analytical, and has a strong working knowledge of commercial real estate financial, management, and operating issues.
- Supervisory and management experience, including the ability to manage effectively and lead accounting and administrative staff, while maintaining an environment of cooperation and teamwork.
- Proficiency with PC-based business accounting and financial spreadsheet software applications.
- Strong, proactive problem solving and critical thinking skills, with the ability to directly address multiple priorities simultaneously, while adhering to deadlines.
Salary is commensurate with experience. Salary: $150,000.00 - $200,000.00 per year
