Job Description
Ram is seeking a highly motivated and detail-oriented Asset Management Associate to join our team in North Carolina. The ideal candidate should have a strong background in real estate analysis, financial modeling, and asset management practices. The Asset Management Associate will be responsible for research and financial analysis of existing commercial and multifamily investments, including portfolio and fund-level analyses. The Associate will work closely with our Asset Management team to oversee the management of our real estate portfolio and drive the successful execution of the business plan for each assigned asset.
Essential Duties and Responsibilities:
· Support asset management in the analysis of portfolio performance.
· Develop familiarity with target markets and understanding of requirements and preferences within the market.
· Provide feedback and analysis to assist Asset Management in forming the strategy for each asset.
· Prepare quarterly and annual valuations of assets as assigned.
· Coordinate information from Asset Managers, Property Managers, Development, Construction, Accounting, and Leasing each quarter in order to prepare materials for discussion and review by Senior Management and the Asset Strategy Review Committee.
· Coordinate information from Asset Managers, Accounting, Leasing & the Asset Strategy Review Committee to project property and fund level cash flows and returns.
· Perform what if scenarios based on different cost and revenue parameters to support asset management decisions.
· Determine or assist in determining pricing parameters of a given property.
· Obtain and review all relevant information from property owner and their representatives, including existing reports, surveys, studies, title work, environmental documents, etc.
· May be asked to provide Asset Management with regularly updated market surveys on current investment projects.
· Utilize CoStar Market Analytics, Real Capital Analytics, and other resources to gather property/market information, conduct demographic analysis and void analysis for acquisition and development underwriting.
· Provide information and explanations for third-party valuation work (appraisers and brokers). Review the third-party valuation work when it is issued.
· Provide information and explanations for lenders while they are in underwriting stages and provide ongoing support through the term of the loan (scheduled tests, ad hoc requests for information, and general updates on the asset).
· Assist in overseeing a portfolio of operating assets, acting as the primary driver of the business plan. Will be asked to take on increasing responsibilities for one or more assets based on demonstration of skills, including but not limited to:
· Engage and manage 3rd party service provider relationships, including property management, leasing, legal, and other professionals. Maintain active and consistent dialogue, challenge key operating assumptions, monitor performance, provide direct feedback, and where necessary, resolve conflict.
· Asset managers are expected to visit their properties and be in the market on a frequent basis.
· Actively monitor changes in the local property markets, capital markets, and/or asset level issues and recommend modifications to the business plan. Changes may include, by way of example, requests for additional capital, a shorter (or longer) holding period, modified financing, etc.
· Review and approve annual operating budgets and multi-year capital plans. Monitor financial performance, including review of monthly financial reports (provided by property management) and compliance with lender requirements and loan covenants (in conjunction with VP – Capital Markets).
· Complete execution of the business plan through the ultimate sale of the asset, including recommended timing of disposition, engagement of investment sale professionals (i.e., brokers), coordination of sale and buyer selection process, contract negotiation, and management of due diligence and closing process.
· Make periodic presentations to internal teams, lenders, and investors regarding asset performance and progress against original (or revised) business plan.
· Assist in growing, supporting, and mentoring the firm's Analyst team. Review and oversee the Analysts work as needed.
· Represent firm at conferences, tradeshows and industry events.
· Provide support to asset management with ad hoc requests and special projects as assigned
· Travel required.

· Bachelor's Degree from an accredited four-year college or university with a major in finance, real estate or a related field (Master's degree preferred).
· A minimum of three years of relevant work experience.
· Proficiency with Microsoft Office suite of software, specifically including extensive experience with Excel. Argus experience preferred.
· Relevant real estate experience (commercial and multifamily) and a demonstrated ability to perform financial analysis both on an individual asset level as well as portfolio/fund level using methodologies such as NPV analysis and IRR analysis.

· Ability to produce, review, analyze, and describe complex financial projections and related schedules.
· Ability to perform calculations necessary to produce or interpret property-level budgets and pro formas, discounted cash flows, IRR, equity multiples, loan coverage ratios and other basic algebraic functions.
· Excellent time management skills with the ability to effectively manage multiple priorities and meet deadlines.
· A general understanding of financial statements, real estate econometric research reports, financing structures, and real estate related legal documents (loan agreements, leases, property management agreements, etc.).
· Must be a critical thinker and have a comfort level challenging the status quo and/or conventional wisdom.
