This role requires exceptional attention to detail and the ability to thrive under strict closing timelines. Coordinating multiple stakeholders, including legal counsel, lenders, insurance providers, and title companies, will be a critical aspect of the position.

Specifically, we are looking for someone who not only has had experience with the analytic portion of loan origination but is also comfortable with regular email and phone communication with both borrowers and lenders to discuss common real estate financing issues and concepts. We will not consider applicants unless they have direct multifamily experience, with experience in other asset classes being regarded as a welcome bonus but not a prerequisite.

Key Responsibilities:

  1. Loan Structuring and Sizing:
  • Collaborate closely with borrowers, lenders, and internal teams to size and structure loan transactions that align with project goals and lender criteria.
  • Utilize your expertise to ensure accurate loan sizing, taking into consideration project scope, risk assessment, lender credit policy, market dynamics, and financial projections.
  1. Construction Debt Expertise:
  • Demonstrate an in-depth understanding of construction financing intricacies, including disbursement schedules, draw processes, and interest reserves.
  • Applicants who have direct experience sizing and structuring construction financing will be given priority over candidates who have only worked with stabilized transactions.
  • Conduct comprehensive assessments of construction project plans, budgets, and timelines to anticipate challenges and identify opportunities for optimization.
  1. Agency Submissions:
  • Leverage your experience to expertly navigate agency loan programs (such as Fannie Mae and Freddie Mac) and manage the submission process.
  • Compile, review, and submit all necessary documentation with diligent attention to detail, ensuring adherence to agency-specific guidelines.
  1. Pro Forma Analysis:
  • Develop and maintain highly detailed and accurate pro forma financial models, integrating variables like rent rolls, operating expenses, and capital expenditures.
  • Conduct thorough sensitivity analyses to assess the potential impact of various market scenarios on project performance.
  1. Closing Coordination:
  • Serve as the central point of contact for all stakeholders involved in the loan closing process, including legal counsel, lenders, insurance providers, and title companies.
  • Expertly coordinate all aspects of the closing process to ensure a seamless and timely transaction.
  • Analyst will have access to a dedicated Transaction Coordinator who will management the document process, but ultimately the success of the process will be the responsibility of the analyst.
  1. Strict Timeline Adherence:
  • Thrive in an environment with stringent closing timelines, demonstrating exceptional time management skills and the ability to deliver results under pressure.
  • Specifically, the coordination of a "Critical Path" approach across multiple transactions and multiple clients will be centrally important to this position. Focus on the Most Important Next Step to keep transactions moving towards closing will be highly prized.

Market and Industry Expertise:

  • Stay abreast of real estate market trends, regulatory changes, and industry developments to provide valuable insights that inform origination, due diligence, prospecting, and closing strategies.

Qualifications:

  • Bachelor's degree in finance, real estate, business, or a related field.
  • Proven track record in roles involving complex commercial real estate transactions, particularly in the multifamily sector.
  • Extensive experience with construction debt financing and agency loan programs.
  • Proficiency in advanced financial modeling and pro forma analysis using Excel or similar tools.
  • Rigorous attention to detail and a demonstrated ability to manage complex multifaceted processes.
  • Excellent communication skills to effectively coordinate with diverse stakeholders including both borrowers and lenders.
  • Strong problem-solving skills to navigate challenges and unexpected issues during the loan process.
  • Prior experience in adhering to strict closing timelines and managing time-sensitive tasks.
  • Ability to lead and collaborate within a team environment, ensuring smooth cross-functional coordination.
