Analyst/Associate, Industrial Asset Management

This role is part of the Core and Value-Add (“CVA”) platform, which includes both funds and separate accounts with asset strategies ranging from core to value-add to ground-up development.
Stockbridge is a strategic leader in the Industrial Outdoor Storage (IOS) investment space, identifying best-in-class joint venture partners, executing on investment opportunities, and developing an efficient operating platform within a niche industrial sector. IOS typically includes non-warehouse industrial sites critical to the broader logistical chain, such as: truck terminals, trailer/container storage yards, and equipment maintenance facilities. Stockbridge’s current IOS platform includes over 115 assets and over $2 billion across operational stages and return profiles – from development to value-add to core. This role focuses on IOS properties and Class A industrial assets.
The asset management analyst / associate will work on a collaborative team directly supporting a Vice President covering Western U.S. markets, including: Los Angeles, San Francisco, Seattle, Denver, Phoenix, and others. The analyst / associate will also work alongside a number of internal teams, including asset management, portfolio management, acquisitions, and accounting. The analyst / associate role is both a qualitative and quantitative position requiring strong analytical, written, and presentation skills. Primary Duties and Responsibilities:
- Support Asset Manager(s) on a $1.5+ billion portfolio of industrial (primarily IOS) properties across the Western Region
- Prepare financial models for internal property valuations, dispositions, recapitalizations, and lease, capital and other analyses
- Assist in the preparation, review, and execution of annual business plans and budgets
- Accompany Asset Managers on property visits and market tours
- Provide oversight and develop strong relationships with joint-venture partners, third-party property manager, leasing brokers, and attorneys
- Assist in the preparation of presentation materials for Investment Committee including material strategic updates and approval memorandums
Skills and Competencies:
- All candidates must have a BA or BS degree from an accredited institution, with preferred degrees in real estate, finance, business, accounting, economics or related area. Must have strong academic credentials
- 3-5 years of real estate/finance experience, preferably including one or mor of the following: portfolio analysis, commercial real estate valuation, cash flow forecasting, acquisitions, dispositions, asset management, debt
- Industrial experience preferred, but not required
- Strong communication skills, through all mediums (digital and in-person), and interpersonal skills
- Proven analytical skills and strong working knowledge of Microsoft Office Suite
- Strong understanding of discounted cash flow analysis in Argus Enterprise and Excel required
- Ability to draw conclusions from research and data analysis and communicate findings effectively
- Strong organizational skills and attention to detail, with the ability to prioritize and manage multiple projects simultaneously
- Ability to function both in a team-oriented setting and independently
- Skillset and ability to run an assignment with autonomy
- Ability to mentor Analysts
- Strong sense of personal motivation, responsibility, and entrepreneurship
Compensation:
Competitive. The base pay scale for this position is $120,000 to $150,000 annually. Stockbridge’s base pay scale depends on geographic location, business line, years of experience, and other qualifications of the successful candidate.
