Ashcroft Capital is seeking a (Part Time) Capital Markets INTERN to support the rapid expansion of the company’s existing portfolio throughout the Sun Belt.
Ashcroft Capital is an investment firm headquartered in New York, NY focusing on the value-add and core plus segments of multifamily housing. The firm has over $2.6 billion in current assets under management and has acquired 20,000 units since its formation in 2015. Ashcroft is vertically integrated with a captive property management company, Birchstone Residential, that was purpose-built to provide property management and construction management services exclusively to Ashcroft’s portfolio (which currently represents 38 properties in Texas, Georgia, North Carolina and Florida comprising 13,000 units). This is an excellent opportunity to work closely with senior leaders, assume significant responsibilities, gain valuable practical experience, and make a pivotal impact on the continued expansion of the Capital Markets department platform, with a current and near-term focus on institutional equity JV relationships with major institutions including real estate funds and family offices, and the development of an institutional fund investment platform.
Responsibilities:
- Work closely with the Managing Director and also the Director of Capital Markets to support the cultivation of close programmatic JV (joint venture) relationships with leading institutional equity investors in the multifamily investment segment, and build and deepen the pipeline of present and future institutional investors to support an institutional fund platform
- Manage CRM data (Backstop) with prospective investor and current investor data, and master CRM capabilities in the areas of call/meeting reports, pipeline, activity, deal syndication, and investor communications
- Dynamically interface with the investment/acquisitions team to gain a robust understanding of the actionable investment pipeline, market conditions and pricing, risk/reward, deal positioning, and help identify the most appropriate sources of institutional capital for deals in concert with the Ashcroft Allocation Policy
- Create materials for investors, in collaboration with colleagues from the acquisitions/investment team, including continuous improvement of all institutional marketing materials
- Support investor due diligence initiatives, including organizing property tours, and create and update standard materials for data room as well as responding to specific investor queries
- Support the continued development of relationships with new and existing investors, and continuously identify and qualify new sources of equity capital
- Help support the institutional investor relations function, for institutional JV partners, institutional fund investors, and investors in Sponsor Vehicles of institutional JVs and funds (including ongoing reporting, investor calls/updates), Advisory Committee materials and related communications
- Utilize data tools such as Preqin to research new capital sources, and maintain Ashcroft’s profile in Preqin database including performance and relevant Benchmarks
- Work closely with Ashcroft’s Asset Management, Finance, and Legal and Compliance teams, as we well as outside advisors, in the furtherance of Capital Markets and other business objectives
- Participate in and contribute to other marketing activities of Ashcroft and Birchstone, such as public relations, press releases, opportunities to improve/update the website, client events, and firm communications.
Requirements:
- Experience in real estate investment, capital markets, fundraising, and/or Investor Relations, with exposure to debt and equity (relevant experience with multifamily assets is a huge plus)
- Strong project management skills
- Integrity and professional judgement
- Intellectual curiosity to continuously learn and develop knowledge base
- Self-motivated individual with superior work ethic, mature presence, and ability to work effectively both independently and as a member of a cohesive team
- Strong verbal and written communication skills, with a high level of attention to detail
- An articulate spokesperson for Ashcroft, its strategy and marketplace differentiation
- Proficiency with Excel, Powerpoint, and other work tools to support track record compilation, benchmarking, deal and fund-level waterfalls, and other on-going due diligence requirements)
- Local NYC hire preferred with ability to work in-office and remotely
