Job Summary
The Vice President of Development reports to a Senior Vice President of Development and facilitates real estate development projects within a designated geographic area(s) for deals that meet or exceed MAA investment criteria. Key responsibilities include supporting, facilitating and implementing the pre-development process under the direction of the SVP of Development, as well as monitoring markets for construction pipeline, real estate development land opportunities and economic trends. Additional responsibilities include coordinating and interacting with multiple internal and external stakeholder and frequent travel to close and execute real estate development deals.

Duties and Responsibilities
• Executes development deals that meet MAA’s return on investment (ROI) criteria. Works with Development management to support ground-up development projects throughout the deal cycle from generating deals through lease-up and stabilization.
• Monitors designated market(s) for understanding of the construction pipeline, land opportunities, macro-economic trends, etc.
• Work with Development management to help generate raw-land deal flow. Develops and maintains relationships with brokers, owners, and sellers facilitate deal flow.
• Manages design teams (architects, engineers, interior designers, general contractors, etc.) throughout the pre-development process from concept through construction commencement.
• Collaborates with MAA internal teams on the program for each development and obtain buy-in during the pre-development process from property management, maintenance, pricing, landscape, ancillary services, etc.
• Communicates with city officials on site planning issues, zoning-land entitlements, permitting, etc. Works closely with internal and external legal teams on issues from land entitlement (zoning, land use), easements, consultant/contractor agreements, construction issues, etc.
• Partners with MAA construction team during the pre-development process and stays involved in the construction phase of the development cycle to assist the construction team with questions.
• Underwrites development deals on a regular basis as deal flow allows. Partners with Development resources and subject matter experts on the economics of deals. Stays up to date on the construction cost environment by working with the MAA construction team and maintaining relationships with general contractors in each market.
• Prepares Investment Committee proposals for land investment deals and construction commencement approvals.
• Travels frequently, up to 50% or more depending on project phases, for meetings with deal and design/construction teams.
• Performs other duties as assigned to meet the needs of the business.
Required Qualifications
• Bachelor’s degree in finance, accounting, architecture, construction or related field required, or an equivalent combination of education and experience
• 5+ years of experience in the multi-family industry in a development support role required
• Valid driver’s license from the state of residence required
Preferred Qualifications
• Master’s degree or MBA preferred
• Experience leading or facilitating a development deal from site identification, concept, design, construction to stabilization strongly preferred
Knowledge, Skills, and Abilities
• Architectural knowledge and ability to read and interpret construction plans for development projects
• Knowledge of regional and/or local economics and market trends in real estate investment and/or development
• Knowledge of legal and regulatory requirements related to land use and development (e.g., zoning laws, permit requirements)
• Knowledge of contractual and legal terminology and principles with which to draft, modify, interpret and apply stipulations to development projects
• Knowledge and skill to provide direction, make decisions, and manage design teams and consultants to meet deadlines and expectations
• Skill in applying a collaborative, team-based approach to the development process
• Skill in understanding maps and tools to help identify sites
• Business and financial acumen to manage and control budgets and expenses for assigned projects
• Skill and ability to clearly and concisely communicate verbally and in writing
• Critical thinking, problem-solving and decision making skills with varying amounts of data or information
• Knowledge and skills to manage projects, organize, prioritize, and meet deadlines
• Proficiency with Microsoft Office applications (Word, Excel, Outlook and PowerPoint)
• Ability to maintain confidentiality and maintain appropriate discretion
• Ability to operate a personal motor vehicle to travel within an assigned geographic region; ability to travel overnight by air on company business
