Primary Responsibilities:

  • Execute all duties of property manager for four premier, community shopping centers, each in excess of 200,000 square feet, in Las Vegas, Nevada.
  • Manage project vendor/contractor relationships, including preparation of service contracts, and all the repair/maintenance functions at each of the properties.
  • Establish and maintain personal contact with the tenants at each property, including prompt response to tenant inquiries and common area /suite issues arising on a day-to-day basis.
  • Direct invoicing and collection of all charges owing under leases or other property documents, including CAMs, taxes, and charges, as well as thorough collection of delinquencies.
  • Govern project expenses.
  • Direct bidding process on project work scopes where applicable.
  • Oversee project security and dialogue with local law enforcement agencies where required.
  • Interact with governmental agencies who provide governance for projects. Ensure landlord compliance to all governmental and non-governmental laws and regulations affecting the property.
  • Enforcement of project leases and other governing documents (CC&R’s and/or REA’s).
  • Liaison with public utilities who provide services to properties under management.
  • Conduct routine property inspections and prepare corresponding inspection reports.
  • Preparation of annual property budgets.
  • Review and assist in preparation of annual common area maintenance reconciliations.
  • Collection of tenant gross sales information.
  • Coordination of tenant move-in and move-out; ensure that any and all vacant suites are in lease ready condition.
  • Review and approval of all reports prior to issuance to clients.
  • All other miscellaneous duties associated with the day-to-day operation of properties.
  • Position reports to Managing Director of Lucescu Realty Asset Services, Inc.

Skills & Qualifications:

  • Bachelor’s Degree in Business Administration, Finance or related field; CPM, RPA designation (or in progress) preferred.
  • 5-plus years of retail property management experience.
  • Exceptional attention to detail.
  • Outstanding computer skills, including but not limited to advanced proficiency with Microsoft Excel, as well as other MS Office applications and property management software such as Yardi.
  • Excellent written and verbal communication skills.
  • Ability to prioritize responsibilities, balance multiple projects, work and foster a team setting, and meet deadlines.
